The tale of the first home home buyer - 07/25/11 12:47 PM
Once upon a time (yesterday), I received a phone call from a potential buyer wanting to see one of the listings I recently posted on the internet. 
 She continued by saying she was pre-approved for her mortgage and had just lost out in a bidding war on a foreclosure.  Her lease is almost up and she needed to move by September 1st.
 So, I revisited the listing.  It's a short sale and the paper work has just been started.  Also, it's a condo and the complex has almost 30% of the units in foreclosure proceedings - making the project non-warrantable.

What's going on with the MLS photos?
 
We're constantly told that the more pictures on the property, the better for buyers, as most look on the internet first.  
Yesterday, I highlighted one my great Scottsdale communities, Sincuidados. Karen Kruschka commented that the highest priced listing only had one photo. I called the listing agent who shared that the home is occupied by a tenant who didn't want her "personal" things on the internet and refused to allow any interior photos.

Stay cool everyone!!!!
I was watching the AM news and there are parts of the country in the north and east which are hotter than we are here in Arizona.  Plus, you all have the humidity.  Best advice - drink lots of water and limit the caffeine and alcohol - well, at least until the sun goes down, LOL.
Better yet, act like a kid again and run through the sprinklers.  I'm sure the lawns are looking a little wilted right now, as well.

Frozen dog treats - a quick and refreshing treat for your furry friends - 07/18/11 12:04 AM
Today, I just made these for my "boys" and I like to share this with you every couple of months.
 
These treats are quick, easy, and just the perfect treat after playing outside on a hot day.
 
1 cup peanut butter
 
32 oz canister of plain or vanilla yogurt
 
Heat the peanut butter for about 30 seconds in the microwave.  Add the yogurt and mix well.  Pour or spoon into cupcake molds or paper wrappers.  Put in the freezer until frozen.  After they're frozen, I take them out of the cupcake pans and put in a freezer … (25 comments)

A little girl walked to and from school daily. Though the weather that morning was questionable and clouds were forming, she made her daily trek to school. As the afternoon progressed, the winds whipped up, along with lightning. 
The mother of the little girl felt concerned that her daughter would be frightened as she walked home from school. She also feared the electrical storm might harm her child. Full of concern, the mother got into her car and quickly drove along the route to her child's school.  As she did, she saw her little girl walking along.

Earlier today, I wrote a blog about the haboob, a dust storm Just what is a "haboob"?.
 
Tonight, as I was calling my mom down in Tucson to make sure she was okay because the news reported heavy dust and thunderstorms in her area, I decided to check my back yard.

The mesquite tree is one of the fastest growing trees and is used widely in Arizona desert landscaping for it's quick shade.  Unfortunately, the mesquite tree produces a large amount of pods which look like long pea pods. 
 
Doing some research on these pods, I found some interesting facts:
 
It is estimated that a coyote's diet is 75% made up of these pods.
 
Native Americans relied on the mesquite pod as a dietary staple, which they would grind down to make pinole.

A haboob is a type of intense sandstorm and the name is from Arabic origins.  During our "monsoon" season, we often see these "awesome" storms here in Scottsdale and had one just last night.
