Located just minutes north of the loop 101 and built around the Grayhawk golf courses, home values have increased from an average of $485,000 to $515,000. There is only a 3.27 month supply of active listings of single family homes on the market and the average home selling times is a low 93 days!!!!!

As I search for homes for my clients, I am pleasantly surprised at the increasing value trends in Scottsdale, AZ.

Once upon a time (yesterday), I received a phone call from a potential buyer wanting to see one of the listings I recently posted on the internet. She continued by saying she was pre-approved for her mortgage and had just lost out in a bidding war on a foreclosure. Her lease is almost up and she needed to move by September 1st. So, I revisited the listing. It's a short sale and the paper work has just been started. We're constantly told that the more pictures on the property, the better for buyers, as most look on the internet first. Yesterday, I highlighted one my great Scottsdale communities, Sincuidados. Karen Kruschka commented that the highest priced listing only had one photo. I called the listing agent who shared that the home is occupied by a tenant who didn't want her "personal" things on the internet and refused to allow any interior photos. 1 cup peanut butter
32 oz canister of plain or vanilla yogurt

A Child's View of Thunderstorms A little girl walked to and from school daily. Though the weather that morning was questionable and clouds were forming, she made her daily trek to school. As the afternoon progressed, the winds whipped up, along with lightning. The mother of the little girl felt concerned that her daughter would be frightened as she walked home from school. She also feared the electrical storm might harm her child. Full of concern, the mother got into her car and quickly drove along the route to her child's school. Yesterday, I was helping my mom, a Realtor® in Tucson, AZ, with some flyers for her newest listing. She asked me how to make the ® for the trademark.
Well, I thought if she didn't know how to do it, many others might not, as well.
To type a symbol, you need to hold down the alt key and then type the number or letter WHILE holding down the key.

The June statistics for the great Phoenix Metropolitan area (MSA) are in for June and things are still improving!!! Sales prices are up, listing prices are up, sales are up, listings are down!!!!!
There is currently an average of only 2.62 months supply of active inventory. Many areas are seeing "bidding wars" with multiple offers being seen on each home for sale in the Phoenix area.
What does all of this mean to you, the Phoenix area home buyer? If you compare this to the 2004-2005 market, the current inventory and marketing times are lower than (0 comments)

The mesquite tree is one of the fastest growing trees and is used widely in Arizona desert landscaping for it's quick shade. Unfortunately, the mesquite tree produces a large amount of pods which look like long pea pods.
Doing some research on these pods, I found some interesting facts:
It is estimated that a coyote's diet is 75% made up of these pods.
Native Americans relied on the mesquite pod as a dietary staple, which they would grind down to make pinole.

Just what is a "haboob"? - 07/04/11 12:50 PM
A haboob is a type of intense sandstorm and the name is from Arabic origins. During our "monsoon" season, we often see these "awesome" storms here in Scottsdale and had one just last night.
If you get caught in a haboob while driving, pull over to the side of the road and turn your lights off. You don't want other drivers experiencing the limited visibility trying to "follow" you and run into the back of your car.
