As of 6/19/17 there are currently only 3 listings in all of Canyon County that are short sale properties available for sale.
Foreclosures, pre-foreclosures & short sales used to be in abundance here in the Treasure Valley, but as the economy has grown, the housing market has stabilized and then appreciated, they have become few and far between. short sales: Mortgage Forgiveness Debt Relief Act and Debt Cancellation - Extended

The House and Senate Have both passed the “Fiscal Cliff” deal also called “The American Taxpayer Relief Act of 2012″. It is only waiting on the President’s signature. Politics and opinions aside; included in the Act is the extension of the Mortgage Forgiveness Debt Relief Act as the bill currently reads(Section 202). Fiscal Cliff Bill

This will affect what our real estate market looks like this year. If you are considering selling your house through a short sale it sounds like the proposed extension will* give you some incentive to make sure that the short sale is completed this year.

As of Feb 2011 FTC’s rules regarding the MARS disclosures went into effect. We scrambled to adjust contracts, agreements, and disclosures to meet these disclosure guidelines as our local association had not created anything to address MARS. As of the beginning of July our association came out with forms to address this ruling and as of 7/15 the enforcement of the guidelines were adjusted as to how they would relate to real estate agents in good standing.
