Focusing on the Kailua Kona area, although we sell island wide, the bulk of our sales are here in Kona, so looking at North Kona numbers, it shows we have slowed some, actually , in the “number” of sales. But all you have to do is look over at“median price” and that tells the real story – UP 19% . MLS sales report shows an increase in the number of condos sold by 4.55% , and a slight decrease in condominium prices YTD .
If you are considering buying a condominium you can still find deals, but having a good real estate agent who understands the market is a must. If you price it right, it sells right away, sometimes with multiple offers, but if you overprice it, the market is not there, where buyers are willing to overpay. Aloha, Lance Owens (RS) here with LUVA Real Estate , I know we all wonder "whats my home worth" ? Well, keeping up on the market trends, keeps you up on market values, so we are bringing you October 2013 MLS reports for the Kailua Kona area.
Home Sales: Down <40%> , but don't let that kid you. INVENTORY, Inventory, inventory! Currently we have 209 homes for sale in Kona, and of those 209, only one of them, (Fee Simple), is listed under $300,000, 11 more are priced between $300-$400,000. and the other 198, well 82 of them are priced from $1,000,000 to $12,900,000.

According to "Pacific Business News", and the "Hawaii Information Service" - Big Island Home sales are up almost 8 % for August. I always like to use YTD (Year To Date) numbers, but hey, anytime we get some positive news in the headlines, I will take it any way I can get it. Do you ever feel like - you wish you would of, could of, should of, you saw the writing on the wall, but you just didnt read it? Well, I am in the business, I see the writing, and I am reading it now.
When I talk about these numbers, I am reffering to West Hawaii, Kona area.
My Friends - Median price - YTD (year to date) Kailua Kona - West Hawaii
Homes - UP 5.77%
Condos - UP 8.43%
Vacant Land - up 9.79%

And if that’s not enough good news for you – January 2012 also beat out January, 2011, 2010, 2009, and 2008. If you want to find a January with more home sales in it - you have to rewind all the way back to 2007.

Kailua Kona home sales are staying true, Up 10% from 2010 (number of homes sold) , which, by the way was up 40% over 2009 sales number. Just in case your were wondering - like I was, 2009 - you got it - up 66% over 2008. so needless to say we are well on our way to recovery. Regardless of what the papers, the news reporters, the politicians tell you - 3 years of increasing sales - KONA YOU ARE ON YOUR WAY TO RECOVERY!

The Big Island of Hawaii keeps shattering the national trend when it comes to number of sales. We had a little stumble in April, but as suspected, I think it had to do with the Japan Earthquake, The Tsunami that closed business's on the Big Island (over $30,000,000.00 in damages) , and the new Lava flow that grabbed national attention (I guess they didn'trealize the Lava has been flowing for 30 years now) Anyway, lets take a look at the numbers.

The Big Island of Hawaii continues to ignore what the media keeps telling us - double dip, decreasing sales, fewer contracts being signed, the world is coming to an end? The numbers below are reported by Realtors, to the Hawaii MLS, as of June 1, 2011, these numbers may go up a few, in the next couple of days.
Looking at the numbers -
Overall Home Sales: UP 13.8% over May 2010 - up 8.4% Year to Date (FYI - May 2010 over 2009 - UP 25.4%)
