colorado springs realtor: Colorado Springs School Choices - 02/04/15 08:21 AM
Colorado Springs School Choices

I am often asked by prospective Colorado Springs residents which school districts are the best in Colorado Springs. The good news is that Colorado Springs has excellent school districts. The better news is that parents can often times CHOOSE a school that is not within the neighborhood if it is a better fit for their child. This process is called "Choicing in" or "Open Enrollment."
What is Open Enrollment?
Colorado Springs residents have the benefit of choice. Residents are able to choose different schools from their neighborhood schools during what is called "Open Enrollment."
Criteria must be met … (0 comments)

colorado springs realtor: What Is The Difference Between a Real Estate Appraisal and an Inspection? - 01/18/11 11:04 AM
What Is The Difference Between a Real Estate Appraisal and an Inspection?
When you are buying a home you will likely get both of these done.
An Appraisal is ordered by the lender when you are obtaining a loan for a property. They buyer usually pays for this, but it is negotiable. The purpose of an appraisal is to get an estimate of value of the property. The appraiser will look at market conditions as well as comparable properties in the area to help determine value.
The appraiser will note anything of significance that would affect the value of the property. … (4 comments)

A Great Reason to Relocate to Colorado Springs- The Weather!
Recently I wrote a post about all of the things to look forward to when relocating to Colorado Springs. One of the top 10 reasons was the weather.
I got to experience a different climate this past week while visiting Salt Lake City, Utah. No offense to Salt Lake, but the weather there was pretty crummy. Maybe I caught them on a bad week. The air quality was also bad, as we were reminded on the evening news each night. The city has some amazing qualities, but the weather last week … (4 comments)

colorado springs realtor: A Short-Sale That Taught a Lesson - 01/10/11 03:49 AM
Almost three years ago I sold a home that was a short-sale. I had the listing and didn't know the seller that well. I knew they were in financial trouble and I needed to help them sell quickly. It was one of my easiest short-sale transactions ever. We were under contract and closed in under 40 days.
My sellers moved on to rent and try to straighten their lives out. They had quite a mess. The wife told me that she never wanted to own a home again, because it was too much stress. They were living above their means at … (5 comments)

colorado springs realtor: What is the Difference Between a Pre-Qual and a Pre-Approval? - 01/07/11 07:05 AM
What is the Difference Between a Pre-Qual and a Pre-Approval?
When you are shopping for a home in Colorado Springs and most other places, a seller will require a pre-qual letter or a pre-approval letter. Most sellers will not look at your offer without one of these.
What is the difference?
A pre-qualification is more preliminary than a pre-approval.
It includes a credit report, income information, asset information and employment information but the information is not verified.  A pre-approval is more reliable because the information has been verified.
I always recommend getting a pre-approval before shopping for a home. It makes … (2 comments)

What is Radon? Should We Test For It In Colorado Springs?
Radon is a colorless, odorless radioactive gas that you can't smell or see. It is said to be the second leading cause of lung cancer behind tobacco smoke.
Radon is formed by the breakdown of uranium in soil and rock. The concentration of radon is usually highest in the basement or lower levels of the home.

If radon is found to be higher than the safe levels recommended by the EPA, the seller must disclose the fact. Often times the seller does not know, because the home has never … (4 comments)

colorado springs realtor: Does It Matter Which Way Your Home Faces? I Say Yes! - 12/23/10 04:37 AM
When I am working with buyers in Colorado Springs, we often talk about the direction that the home faces. I never really thought about this point in home-buying until I moved to Colorado 9 years ago.
You see, when I lived in Texas, it didn't really matter that much. We didn't have snow (maybe once or twice a year) and we didn't have any views to speak of.
Here in Colorado Springs, if you want a view of Pikes Peak, you want to face west. If you want that view off of your back deck, you want to face east.

A Great Trash/Disposal Company For Your Colorado Springs Home-Service Does Matter
In Colorado Springs, when you buy a home you have a choice as to which trash/disposal service to use. In some cases if you are with an HOA then the choice is already made for you. However, if you are not, and you get to choose, I will tell you why I think Bestway Disposal is an excellent choice.
When I first moved to Colorado Springs, I picked a different company from a few of the top names that were presented to me. I really didn't give it much though … (0 comments)

colorado springs realtor: Don't Blow Off Doing a Final Walk -Through...EVER - 12/17/10 11:58 AM
Today I had a closing with a client who has a grandson also purchasing a home with a different agent in town. The closings were scheduled just an hour apart.
When I called him to set up our final walk through of the home he informed me that his son's home wasn't doing one and wondered if it was necessary. I told him I don't do closings without them. I have never really had any major problems that I discovered during walk-through besides the typical one where seller "accidentally" took something they were not suppose to. That is upsetting, but usually … (13 comments)
