When you are shopping for a home in Colorado Springs and most other places, a seller will require a pre-qual letter or a pre-approval letter. Most sellers will not look at your offer without one of these.
What is the difference?
A pre-qualification is more preliminary than a pre-approval.
It includes a credit report, income information, asset information and employment information but the information is not verified. A pre-approval is more reliable because the information has been verified.

Today I had a closing with a client who has a grandson also purchasing a home with a different agent in town. The closings were scheduled just an hour apart.
When I called him to set up our final walk through of the home he informed me that his son's home wasn't doing one and wondered if it was necessary. I told him I don't do closings without them. Just off of Centennial Blvd., in the northwest area of Colorado Springs is a very small neighborhood called Centennial Glen. It is a newer area with homes that were built in 2003. The neighborhood is very close to hiking at Ute Valley Parkand Blodgett. The neighborhood is directly across from Oak Valley Ranch Neighborhood.
In 2010 2 homes were sold in Centennial Glen. One was sold for $330,000 and the other at $350,000. Currently 2 homes are listed in the MLS as pending.
