 I am often asked by potential sellers if they should wait to list.That question alone brings up several thoughts. If your home is completely ready for the market( clean, paint touched up, landscaping, ect) then now it boils down to when is your ideal time to move. I beleive you should always look at the saturation rate of your area (how many homes are on the market and how fast are they selling) and time it along with your anticipated move date. With that being said, my other thought is that if it is ready, get it on the market. There may a buyer that is ready, willing and able to purchase your home that meets your monetary needs and also your time frame.

 I would rather have the opportunity to turn an offer down, than not being on the market and not receiving one. One of our clients was going through that decision making process about a year ago. They were having a new home built and were afraid that there current home would sell and they would need to move twice. That is certainly something to consider, however the thought having two homes in the same town was not all that appealing.We discussed that senerio and decided to list their home and match the moving date to the closing of their new home. The great news is that someone was looking and even though the buyers would have liked to moved in earlier they made the decision that this was the right home and made an offer. It was excepted!

Moral of the story.They will not buy it if it is not for sale.
