This is a question asked by a casual, maybe-someday-buyer who reads my blog. There are 3 answers:
1. Sometimes there is just not an extraordinary house on tour. 
2. If there is a really great house that would work for one of my buyers, I'm going to call or email them about it first. Why would I tell the world about it before my client has the chance to see it and decide if they want it?

Good news for home sellers - showings are up in Kansas City! The weather may be partly responsible for this as we've had sunshine and warmth instead of ice and snow this winter.  
Other factors affecting the 30% increase in showings this January from last is the still low interest rates and prices commensurate with those of 2002 - 2004 levels, depending on which area of Kansas City the home buyers are searching in.

Really, they don't. Recently, a number of other agents have told me about friends and family members buying or selling houses without even calling them. They feel betrayed. They feel like their friends are letting them down.

During the first 10 days of December, 341 homes sold in the Greater Metropolitan Kansas City Area. [Includes both Kansas & Missouri Residential Real Estate]
The Average List Price of homes sold was $164,722.
The Average Sold Price was $157,631.
What I find interesting is the chart below showing the MEDIAN list and sold prices over the last year:
The Median Original List Price is shown in green; the Median Sale Price is shown in blue. This looks like good news for home sellers!

The phone call was a bit strange; the person calling a bit evasive. Apparently, the woman is running some sort of 'real estate investment company' (or maybe a scam?).

Has anyone been paying attention to United States' Health Care, cost of living, minimum wage, and how many pundits are saying that the key to getting over the recession is the recovery of the real estate market?

Let's say a regular person earns $10/hour; that's $21,200/year gross income. Suppose this regular person pays 20% in taxes, that leaves $16,960/year or $1,413/month.
