buyers: The 6 Most Important Steps A Buyer Takes in Choosing the Right Home - 07/04/14 05:52 AM
So you're ready to make a life change and move to your next home. There are tens of thousands of homes for sale on hundreds of internet sites. Where to begin? Get a pen and paper and write down your responses in each category.
1.Describe the basics of what the home must have for your life.  How many bedrooms and bathrooms do you need? What kind of space do you need in the common areas? Do you need a guest bedroom? Do you need an office? How much garage space do you need? Is it important for you to have a … (5 comments)

buyers: Finding the Best Valued Homes for Sale on the Internet; Easy vs. Smart - 07/04/14 04:09 AM
The easiest thing would be for me to just show you the 4 homes for sale in that one neighborhood you asked about. The ones that you found on the internet. You say you could 'make do' with any of the homes there. Why would you want to just make do when you could do better?

You hired me to look after your best interests and give you the benefit of my professional opinion. And, of course, you also told me that you'd like to buy a home of good value. One that will hopefully sell for more than you pay … (2 comments)

buyers: My Favorite Client - Millennial Woman - First Time Home Buyer - 02/15/14 06:08 PM
Trying to choose only one person from this sociological group was not easy but we're going with Suzie because we had so much fun together. (Suzie is not her real name as this was a recent transaction and we want to protect her identity.)
Suzie, like all Millennials I've met, called me after doing her research online. She had questions. Lots of questions. Intelligent questions. After our conversation, I sent her my Buyer Slide-show, pdf on the Buying Process, pertinent MLS stats, a Username and Password for access to my professional home search site, copy of the Buyer Agency Agreement to read, … (7 comments)

buyers: My Favorite Client - Senior Citizen - Elder Care - 02/15/14 03:43 PM
What was it about Betty that made me want to do my absolute best for her? I think everyone who ever met her felt the same thing I felt; that's just how she was. She was undemanding, charming and full of a heartfelt appreciation for life. She inspired one to be better.
How did we meet? Well, her step-daughter called me from Washington DC one day. She said "I found you on the internet. My step-mother is 85 and she needs to move closer to us now for health reasons. I have her Power of Attorney; can we sign whatever we … (3 comments)

buyers: My Favorite Client - Military Relocation - The Marine - 02/15/14 02:11 PM
One of my favorite clients of all time is an active duty Marine. As soon as he received his orders, he went online and contacted me. What's so great about working with marines? Let me count the ways!
Communication is natural and easy. Why? Part of it is their training. Part of it is my history and training. They are trained to communicate clearly and effectively. My two best friends when I worked for DHHS were a marine and a SEAL. Talking with active duty personnel is like talking with old friends.
They clearly identify their needs. Where civilians may hem and … (1 comments)

buyers: Do Home Buyers Today Want Immediate Gratification Or Personal Service? - 02/15/14 09:24 AM
Most, whether they realize it or not, expect both. Is that something we real estate agents can truly deliver?
When a home buyer Googles real estate, they usually want to see homes for sale. Right now. Loads of them in the neighborhoods in which they want to live. But when they go to buy the home of their dreams, they feel - and are - entitled to protection and representation. They've just usually skipped the step involved in finding out how to get that.
Jack Markham, of Active Rain, offers an excellent demonstration of what buyers want when they go on … (0 comments)

buyers: The Art of Negotiating - 02/09/14 03:29 PM
Recently, I've received a few phone calls from people checking me out on the internet before calling me in person to see if I would help them sell their house and/or buy a house. One thing they all asked about was why there were no blog posts on negotiations on either my Seller's Tips page or my Buyer's Tips. So, here is a little something about my negotiating techniques and strategies:
This is the internet. I'm not going to give away my negotiating knowledge on the internet.
Do I have knowledge? Yes. Do I have experience? Yes. Have I read books and … (6 comments)

buyers: Home Buyers Frequently Encountered Misconceptions - 02/07/14 06:44 AM
Home buyers, particularly first time buyers, usually start off with a number of misconceptions about buying a home. These are cleared up during our initial consultation. Following are some of the misconceptions I have encountered most frequently this past year.
1. Potential buyers believe they are well informed when they are not. There are hundreds of thousands of websites containing information about real estate. The problem is that all of these sites probably have at least one piece of accurate information on real estate transactions in your city, state and county. Which one piece of information is the right one? How … (0 comments)

buyers: When Is It Not The Right Time To Buy A Home? - 10/01/13 11:10 AM
There are several reasons to not buy a home at a particular time. The reasons and the timing are specific to each and every individual although many individuals may share a similar reason at various times in their lives.
One client's reason is to save up more for the down payment. We met earlier this year. She had a Pre-Approval Letter and more than enough saved up for Closing Costs and updating or remodeling her new home.
As we were viewing homes for sale in her chosen area and price range, I learned that she loves to travel. She's actually taken … (1 comments)

buyers: Buying A Home Of Your Own; A Right of Passage - 08/13/13 04:42 AM
Buying a home is often seen as a right of passage - an act that firmly transports one from being a college graduate working in the real world to a full blown responsible adult who owns their own home. Many first time homebuyers begin this transition by thinking about how they'd decorate and paint their home if they didn't have a landlord, pricing lawnmowers, deciding what kind of dog they'll get when they have a fenced yard, and even collecting furniture and kitchen appliances that will go in the home they buy.
As the future buyers gather information and decide what … (0 comments)

buyers: Organizing Your Home Search: That Was Easy! - 05/06/13 02:43 PM
90% of home-buyers today begin gathering information on the internet well before they are even ready to look at a house or condo in real life (IRL). I've seen buyers actually build elaborate Excel programs to help organize the information they gather.
Then, when they're ready to start looking in person but not yet ready to talk to a real estate professional, they begin visiting Open Houses.
Have you done that? Have you looked on Zillow, Trulia, Craigslist, Realtor.com, and all of the local brokerage sites you know about to find out what's Open this Sunday?
One lady I know told … (5 comments)

buyers: Who Does That Agent Represent? - 05/03/13 09:15 AM
Yes, Mr. Buyer, I CAN show you that house - I can show you any house for sale. No, I am not the Agent for that HOUSE. Agents do not represent Houses; Agents represent People.   We represent our clients.
If our CLIENT engages us to represent them in Selling their home, we are the Seller's Agent (aka Listing Agent). We Market the Home but we Represent our Client.
If the SAME CLIENT engages us to represent them in the purchase of their next home, we are their Buyer's Agent (aka Sell-ing Agent) in that transaction.
If a different CLIENT engages … (67 comments)

buyers: The Magic Month For Selling Your Home - 05/03/13 04:04 AM
People often ask when is the best time to sell their home. When asking this question, they mean winter, spring, summer, or fall. While there are a higher number of people looking at homes for sale during certain times of the year, a home can be sold in any season.
The most important thing to remember in timing the sale of your home is the 'Magic Month.' The magic month is the first 4 weeks a home is on the market. This is when it receives the most activity and also the time it is most likely to sell for the … (3 comments)

buyers: FAQ: What Is A Buyer Agency Agreement and How Much Does It Cost? - 04/25/13 10:29 AM
Up until the 1990's, all agents represented the sellers of real property. Consumer Advocacy Groups petitioned Congress to demand that home buyers be given the same right to representation in real estate transactions that sellers have had throughout history. This resulted in the creation of Buyer's Agency. Not all states have embraced buyer agency to the extent that KS and MO have so check with a local agent in your state to find out how they handle this.
A buyer agency agreement is created when the Buyer and Agent sign a Buyer Agency Agreement. This creates a fiduciary relationship between the Buyer … (4 comments)
