This year end market report details what sold in the beach town of Paia, on Maui's north shore. It's been a really good year for sales in Spreckelsville, Paia and Kuau. Total sales numbers are up in all categories, as well as dollar volume. This relaxed north shore region continues to be very popular with all types of buyers.

These windsurfer board fences are all the rage here on the north shore of Maui. You too could have one if you owned your own home in Paia or Haiku. Just save up all your old boards, and collect them from your friends and pretty soon you'll have enough for a fence. If you get enough, you can buy a bigger property and try for the world's record!

Paia Maui Hawaii 96779 - it's a small market, but it has some very high priced real estate. Currently the starter homes begin around $480,000 and the oceanfront listings start at $4,000,000 and go up over $21,000,000.
Ocean and beachfront offerings make up about half of the real estate listings market, but not the selling market. In the past 12 months, out of 38 closed residential sales only 5 were oceanfront totalling over $35,000,000. While the number of oceanfront sales are low, the total dollar volume was more than half of the total dollar volume for all sales.

It's nice to see a lot of new real estate listings in the Paia area as it's usually pretty slim pickings. Right now there are 22 listings of homes, and 3 condo listings for sale.
Here's what's happening in the residential sector:

Coming soon to Paia Maui - Hana Ranch Provisions
Just a sneak peek at what's coming soon to the beach town of Paia, on Maui's north shore. Formerly DaZoo Restaurant, which was formerly Moana Bakery and Cafe... will soon be Hana Ranch Provisions Store where you can grab a picnic to go or sit down and eat. They claim to offer produce and other things grown on the ranch in Hana, which would be nice.
We always look forward to a new place to eat in Paia, and will give this one a try too.

There's so much going on in Paia these days it's hard to keep up. Here are some pictures taken over the past month or so showing what's up and coming in the commercial sector of this little beach town.
A month ago the old Paia Yoga studio was getting a makeover to prepare for the arrival of Mesh Yoga from New York. Yesterday I noticed they are now open!

This annual contest is going to be a two day event this year, so come out and have fun all weekend January 17 and 18, at Paia Bay, to benefit the Paia Youth and Cultural Center. It's all about body boarding and surfing, and having a good time. Kids of all ages are welcome and encouraged to enter for prizes and awards. Get a free T-shirt for entering and volunteering! If you're familiar with the north shore of Maui then you probably already know about this neighborhood, Kuau Bayview. It was developed in the 1990's on the mauka side of Hana Highway, and the first homes were sold in the summer of 1996 for about $200,000 - $250,000. The development was done by A&B Hawaii. It consists of about 90 single family homes in Phase I. We don't know when phase II will happen, but it will extend this subdivision further mauka.
