As a former educator, I place a high value on continuing education and have made it my goal to continue seeking advanced training and education in my field. I have just enrolled in the CDPE training in October in San Jose, CA.  This course has been highly rec commended to me by a my Real Estate Business Coach.  CPDE stands for Certified Distressed Property Expert.

santa cruz short sale: Smooth Short Sale in Capitola - 07/09/09 05:42 PM
I am now in the process of closing another short sale.  In this transaction I represented the seller on a condo in Capitola.   Overall, it was a smooth transaction.  This was my first time negotiating with GMAC as the lender and I have to say that overall they were reasonable to work with as far as the short sale.  However, my client originally tried to work out a loan modification with GMAC and they were not helpful to her at all.

Two of the buzz words right now in real estate are “foreclosure” and “short sale”. santa cruz short sale: Santa Cruz County Short Sale: Represented Soquel Seller - 10/29/08 07:11 AM
I just recently closed another short sale in Soquel, which is located in Santa Cruz County.  In this transaction I represented the seller.  In this case the seller had purchased the property (though a different Realtor) at the peak of the market in 2005 for $729,000 with a first loan and a second loan through Chase.   We just closed at $540,000 which is about a 25% loss for the bank.  The two biggest challenges in selling this home was getting the bank to be realistic on price, and finding a buyer that was willing to be patient enough to wait for … (0 comments)
