As you know that there are more and more real estate designations popping up.  Not only are designations given by NAR, independent training companies as well as real estate companies issue designations.  Recently while reviewing an agents site I think I came on to something.  I have to share.....
At one time I felt that real estate designations where not important, while we know in the industry they mean something...the initials that is...rarely did I ever really pay attention.

I spend a lot of time on the phone with banks..I have heard horror story after horror story with Bank of America...all you have to do is Google it and you will see that in many cases Short sales and Loan Modifications are taking a very long time.
I'm Really P@$%D!  You don't like what I have to say....sue me! BANK OF AMERICA I AM CALLING YOU OUT! I've read here that some have closed a few and pretty quickly..I have a short sale in progress since May 27Th..good for you getting these babies closed but I wonder?

An agent works with a buyer for days...they get the buyer pre-qualifed for a loan and off they go in the car.  What is wrong with this picture? 
Why do some real estate agents short change buyers? I say this because we take the time to sit with a seller...we prepare to meet with the seller..we provide a consultation..we have them sign documents before we market their property and then market the property. 
Too many times I hear agents who discuss buyer loyalty but when I ask questions this is what I get:

When I bought my first house..my agent made a lot of decisions for me...while we discussed offering price..one thing I knew..regardless of what the agent said I thought about my affordability.  Meaning..it was important to keep my payment at a certain place..that meant..if I could not keep my payment where I wanted it.  I had to keep looking...looking for a home that I could afford.
I didn't know much about obtaining a mortgage..or title insurance...it was OK..my REALTOR picked them for me..but if I knew then what I know now...would I have done things differently...you betcha!

Scenario:  Listing agent obtains a listing from a bank...the sign is up...and has been up for almost a week...buyer saw the property already with their agent....but it's not in the mls..buyer wants to write an offer based on comps but the listing agent...says no..what else..the wait game...waiting on a completed BPO..waiting to price the property as per aka "the bank"

How do I get started in purchasing a home? If I were personally look for a home today...I would do the following things before contacting a real estate professional:
Before I would pick up magazines and start looking at houses regardless of my income, my employment record regardless of how much cash I am working with.. I would not assume anything..because I know guidelines have changed.. Most people laugh when they hear about the scams that are taking place all over the net.  These scammers are hitting...Craigslist...Facebook...and even Flickr and today...I got one from one of my Careerbuilder alerts.  I've personally had several through all of these sources...fortunately I spend a lot of time on line...but what about those that do not?

WARNING....WARNING....WARNING HOUSE FOR RENT SCAM Another Craigslist SCAM...Craigslist SCAM Today's message from our Daytona Beach Area Association of REALTORS!
The Port Orange Police Department wished to notify our citizens about a scam involving houses being falsely advertised for rent on Craigslist. It appears the criminal has found houses for sale on-line or snowbird residences and copied the information onto a Craigslist ad claiming it up for rent.

Ever stop to think who are the biggest critics of real estate agents?..its clear... Other real estate agents
Ever wonder why the public sees us in the light in which they do? Real Estate Agents being critical of other real estate agents!  Please spare me..its the nature of the business because in many professions its just not true.
I once found info about a well love well respected broker..that would blow you away..it wasn't from a customer..who we as agents serve..but a fellow broker, perhaps envious of the business they do.  I found it pathetic and very very wrong!

A Note To all Lenders and Financial Institutions If you want to get it right and get properties sold..I would concern yourself with the agents selected to do BPO's.  Friday I received and order and I declined it...while some would think it was crazy...I did what was best for the market. 

 
In all fairness don't think for a minute I do not need the income..I'm not above doing BPO's...and just like many others I need the income coming in or I won't sleep at night then again...doing something that I believe would hurt other parties..would cause insomnia!

This week all I could do was focus on one real estate transaction!  It was a short sale that really required a total team effort. 
The amazing thing we got just that! While this short sale took 54 days to get approved, once we received approval it was closed and funded in 4 days!  It was the longest week I had in a very long time but one of the best weeks ever!  And if ever I learned a lesson about teamwork..it was this particular transaction!

Yesterday while putting a file together it dawned on me...during this particular transaction 87 emails were exchanged. 
As I went through the file...
I realized I haven't added all of them to the file.
While going through the emails some of these exchanges seemed unimportant to print...but as I thought it about it more...
Who am I to determine what is important or not? 
Every piece of documentation in a real estate transaction is important if it was written and/or signed. 
Today I will kill yet another tree to have the proper documentation for my file.

Yesterday I received a call from a buyer..not just any buyer..but another REALTORS buyer.  Angry...Screaming...and misinformed.
It seems they called "the bank" to find out what is up with his offer...now this buyer claims the bank told him to tell the REALTOR to submit the offer...that REALTOR being me.  
This irate voice attempted to bully...threw accusations about the seller...and turned around and demanded that the seller sign their offer.
Until I set the record straight.

I sent all of my friends an email..that I thought was from facebook and in the instructions it states send it to all your friends or all of their friends would be deleted...HUH?

Real estate agents sometimes take low ball offers a little too personally.  Sometime so personal that words are exchanged and nothing gets accomplished! 
Are You The Owner Because You Are Taking This Low Ball Offer A bit Personal? While agents are sometimes shocked that this might occur..a perfect house in the perfect neighborhood...Low ball offers are nothing new..
low ball offers may very well turn into a contract...and income in your pocket!

An important message from  "THE NEGOTIATOR!" 
Quoting the negotiator..."It's the banks policy, to reduce the commissions! The commission will be cut to x% when there is two REALTORS involved!"   
Would I have owed them money if I brought the buyer in myself...Just asking?
Yes the bank needs to net a certain amount of money but regardless of the offer or numbers ...they expect to pay no more than X% commission on any file.  And the negotiator has spoken!
I don't call it the banks net..I call it simply cutting my hard earned commission!  Happy Monday and I Love those shortsales baby !  Now to get … (16 comments)
