As I am sure you already know…the resale market is taking over in Downtown San Diego. Going from a total Developer sale market to the pure resale market is something we have never seen before. The graph above is showing us Condos & Lofts sold by the 7 different neighborhoods in Downtown during the 1st quarter of 2011. The East Village/Ballpark District is totally on first place with 73 homes sold where the biggest amount were resales. The Columbia District, the Little Italy District and the Marina District are not far apart with a total of 47 vs. 49 vs. 46 homes sold but still a long way behind the East Village.

Want to have a place to dip your toes into water while strolling along the Embarcaderoin Downtown San Diego? Well…you might not have to wait too long. Plans for two parks located on each side of the County Administration Building on Harbor Drive in theColumbia District in Downtown San Diego has been approved by the County Board of Supervisors.

As you compare March 2010 to March 2011 not a lot of a change happened here. The Port of San Diego and San Diego Gas & Electric has welcomed the first Green Business Challenge on the West Coast and the Challenge is an integrated energy efficiency and sustainability effort that would contribute to make Downtown a greener city.

One of the most interesting facts about Downtown San Diego real estate is the quarterly number showing how many condos & lofts were sold in a specific price range in Downtown San Diego during a specific time frame. As we are geeks for the analytic…we do keep track of every transaction that occurs in Downtown. The graph above shows us that the price range that is leading the way for the 1st quarter of 2011 is the range of $300,000 and under with 104 units sold. Not too far behind comes the range of $300,001 to $500,000 with 78 units sold.

You know…for being a real estate specialist and a Downtown San Diego Condo home owner…I got so used to the “developer market” the last couple years here in Downtown San Diego. As the developer sales at The Mark , The Legend and Park Terrace in the East Village/Ballpark District, Atria in the Marina District and Sapphire andBayside in the Columbia District are running out…Downtown is now facing a pure resale market…something we really haven’t seen before. As you can see in the graph above the developer sales totally lead the way all the way until the beginning of 2011. In February and March 2011…resales totally rocked the market in Downtown San Diego.

As a Downtown San Diego Condohome owner…I have the luxury of having my own personal parking space. For others who might not be so lucky…parking can be quite difficult especially in the East Village when there is a game going on at Petco Parkor if there are some other activities going on. CCDC is all aware of the importance of parking to a successful urban environment in Downtown San Diego. There are currently 63,000 spots in a mixture of private and public structures including street parking.

As a Downtown San Diego Condo home owner in the East Village…I have been following the plans and construction of the bridge and I think its just awesome that the bridge actually have received national, regional and local awareness. Before the bridge was completed, we all had to walk around over to the Gaslamp Districtto be able to get access to the San Diego Convention Center and the water front…the bridge has definitely opened up easy access to this great area of Downtown San Diego.

Downtown San Diego really is a city in full growth…as they call it “Paradise in Progress“…I do not object! Having the luxury of being a Downtown San Diego Condo home owner definitely has its pluses. The last couple of year has really made Downtown a very dynamic and growing city. The planning it takes for this high-volume redevelopment is a very complex process. I am sure you have noticed the construction going on around all the train intersections in Downtown San Diego. As a Downtown San Diego Condo homeowner I have been eager to follow the process of the Quiet Zone Project.
As we all have waited for the reduction of the train horn blast…the wait may soon be over. On July 10th beginning at 6 am until 1pm safety tests will be performed to make sure the newly installed equipment functions work properly. At this same time, a test train will make 8 round trips from Old Town through Downtown.

As you all know…the East Village/Ballpark District is the newest neighborhood in Downtown San Diego. A few years ago, not much of what you see today existed such as all the high-rises, Petco Park, restaurants, shops and bars. Park Loft was actually the first complex that was completed right before the ballpark opened up its doors. Its not really a surprise that city planners decided that the new Downtown San Diego Library was to be built right here next to the Ballpark. During the 2011 Pacific Coast Builders Conference (PCBC) 2 Downtown San Diego projects were given several awards. The results were announced at Thursday’s awards luncheon at the convention in San Francisco. Want to see a Gray Whale? San Diego Bayrestaurant dinner guests, Downtown San Diego Condo & Loft home owners and other visitors have had a little extra excitement this month in Downtown San Diego.
Throughout the last week several people have reported that they have seen a large Gray Whale exploring the San Diego Bay.
Whale migration usually ends in April but that doesn’t mean that some don’t hang out longer. It is estimated that more than 20,000 whales pass through San Diego each year moving between Baja California and Alaska.
