Here is a weird statistic that we are now seeing. We see reports of sales prices increasing in the face of falling sales.
 
Prices are up but the number of sales is down in many areas. Houses are selling so quickly and strongly that there are literally not enough houses to sell! What does “BOMK” mean? We have lots of acronyms in our business.
 
 
We have a status in our multiple listing service called “Back On The Market” or BOMK. It indicates that a property was in “Pending” status but no longer is. In other words, the sale transaction to the previous buyer is no longer viable for some reason and the property is back on the market. Sometimes the reason is mentioned in the mls but not always.

Inventory is the problem in Fremont, Ca. real estate. The problem with inventory is that there is none. No…inventory is not low…it is way beyond low…it is close to non-existent. I just checked for single family detached homes, duets and patio villas that are listed on our mls. I do this check twice a month – on the 15th and last day of the month. Today, there are 90 listings on the mls that fit the above description. Now, 90 will seem like a lot in some markets. In Fremont, Ca. the population is approximately 220,000. Two major components of the price of any house are location and condition. If a foreclosed house – let’s call it an REO for brevity – is in a great location and is in good condition then that REO should sell for a value that is more or less equivalent to any similar house – shouldn’t it? The latest S&P/Case-Shiller is out. Through November, 2011, prices were down in 19 of 20 cities surveyed compared to the previous month. Prices are also down for most of the cities on a year over year basis.
In the San Francisco Bay area, prices are down 1.9% in November compared to October and 5.5% from a year ago.
