In Pennsylvania when you meet a real estate agent for the first time they should present you with a Consumer Notice. This notice is NOT a contract for listing or buyer services. I was reading a post by Margaret Rome about confidentiality and it got me thinking about that.
Firstly in Pennsylvania until you either sign a buyer agency contract or a listing contract the agent does not have to hold the information you tell them in confidence. You are unrepresented, and anything you share can be used against you in negotiations. Many buyers visit open houses and share information with the agent sitting the open house who represents the seller without thinking. Always be cautious in real estate what you share and with whom. I have over the last year had several frustrated clients who have been confused by how much money they need to buy a house. They see signs, and adverts saying "Only 3.5% down needed". But in fact it is always more.
There are several additional add on costs to that 3.5% down that are needed.
1) Title Insurance - the mortgage company is going to insist that their interest is insured and you may choose to insure your own interest as well. The amount in PA is set by the state and depends on the price of the home and the mortgage.

Social Media encourages people to share their opinions, we have all read how consumers share what they think about company A or B, or Product x, y and z and how that influences others.
Many real estate sites show properties, Trulia allows agents to check in to properties, allowing consumers to know they have seen plenty of properties and know their neighborhood and share these check ins on Facebook and Twitter. For most agents you can find recommendations or references if you do some looking around on the internet, Trulia and Zillow carry comments by past clients, check both as it is hard sometimes for agents to get clients to comment on both. We settled today using a VA loan on a town home, they selected after touring several Main Line single family homes and town homes. It is always satisfying to help Veterans with a purchase of a home especially in this case when it is the first home they buy along the Main Line.

As we are getting ready to lock in (or not) for heating oil prices for the coming winter season, the question comes to mind: Does heating on oil effect the list price or sale price of a house?

In my own experience as a realtor it hasn't thus far. I wonder how high oil prices would have to go to have a negative effect on the price of a house.
It certainly is a very common question for a buyer to ask what the utility bills are on a property they are interested in.

Philadelphia Main Line Home Prices among different townships for single family homes. Using sales data from our Multiple Listing Service I have calculated net prices for homes sold in the second quarter of 2012, that is selling price less any seller concessions shown and from the tax records used the square feet of each home to calculate the square foot price average for each township.
