Wanted:  A fully integrated real estate website, on a single domain, that includes a built in Content Management System or Blog platform, an IDX / RETS that allows the site Admin to have control over site's CSS, a CRM platform that automatically, and in real time, imports new leads from a variety of web forms on many different domains, distributes those new leads based on criteria determined by the Admin, tracks the online activity of all leads and automatically follows up by sending out the appropriate message to the Agent and/or lead based on conditions met by the lead, such as; saving favorite listings, setting up listing alerts, making inquires, requesting an appointment, opening email, clicking on a link, subscribing to a newsletter, unsubscribing, etc...

Does that solution already exist?  Are you already using it?

Fresh, relevent content should be your first priority when thinking about how to get your real estate web site to rank higher in searches. I've found that one of the best ways to accomplish this, while providing your readers with the content they want most (latest mls listings) is to setup a Hotsheet page for each city or neighborhood in your market. With the right IDX feed, this can easily be accomplished. My Hotsheets are built using a feed from Realtygenerator. Simply build a page for your top 5 markets, and use your IDX feed to create automatically updating Hotsheet pages and you will soon be ranked number 1 for any search in that market. Does anybody actually still participate in floor time?  If you are one of the unfortunate agents who do, I want to ask... why?

If your office does not schedule floortime, then can you list 5 good reasons they own or rent an office?

Having run an extremely successful brokerage without office space, I really want to know the answers to those questions.

Michigan Real Estate Taxes E-mail

One subject I discuss with any new client are Michigan Real Estate Taxes and how they are computed by the assessor. Please disregard the amount of tax charged to the currnet owner. All real estate is re-assessed when acquired by a new owner (with a few exceptions). Therefore, your taxes will almost always be different than the current tax amount paid by the current owner.

The formula for estimating your real estate tax is a simple formula of multipying the Taxable Value of your property (Approximately 50 Percent of Market Value) by the combined millage rates for the appropriate County, City, Village, or Township.

In the interest of keeping this very simple, you can take the Market Value of the Property and multiply it by 2 Percent to arrive at a Worse Case Scenario. For example, a Home valued at 600k could have a tax bill for the following calendar year of as much as 12k. Again, this an intentionally high figure. I would rather you be pleasantly surprised than not.

For a more accurate estimate, visit the Property Tax Estimator provided by the good people at Michigan's Department of Tragedy.

For our market here in Southwest Michigan, you will most likely be plugging in either Berrien, Cass, or Van Buren for the County field. New Buffalo, Chikaming, or Lake for the Township field, and then the village or city of your choice.

I've often thought about it. In a word, how do I define what I do. The State of Michigan issued me a license that says I'm a Real Estate Broker. But to get that, I had to fist achieve three years experience as a Real Estate Salesperson. Well the jokes on them! I never sold anything. All I did was to provide accurate information when asked. I've always equated selling with something to be cautious about, something less than honorable. We've all heard, Buyer Beware! To me, a salesperson at an auto dealership sells. He's likely a good guy, but we all understand, his purpose is to extract as much cash from you as possible. The guy who offers, at three o'clock in the morning, to show you how to make million$ buying real estate with no money down is a "Salesman". In the event you become his Buyer, and go broke implemmenting his system, you will no doubt be a prospective Buyer for another Salesman, the guy with the Chapter 13 Bankrupcy Tapes.  It's 'kind of a "Chicken or Egg" thing. Do you think they share leads?

Maybe I just don't understand what selling was. I'll look it up in the dictionary and see what it says.

The very first line states... "1 : to deliver or give up in violation of duty, trust, or loyalty and especially for personal gain : BETRAY -often used with out (sell out their country)".

Ok, I know some words can have more than one meaning so let's read the whole thing. One of these definitions has to accurately describe what I do for a living, right? The State of Michigan says it must be so. Ok, here are the remaining definitions.

2 a : to give up (property) to another for something of value (as money)
b : to offer for sale
c : to give up in return for something else especially foolishly or dishonorably (sold his birthright for a mess of pottage)
d : to exact a price for (sold their lives dearly)

3 - a : to deliver into slavery for money - b : to give into the power of another (sold his soul to the devil) - c : to deliver the personal services of for money

4 : to dispose of or manage for profit instead of in accordance with conscience, justice, or duty (sold their votes)

5 - a : to develop a belief in the truth, value, or desirability of : gain acceptance for (trying to sell a program to the Congress) - b : to persuade or influence to a course of action or to the acceptance of something (sell children on reading)

6 : to impose on : CHEAT

7 - a : to cause or promote the sale of (using television advertising to sell cereal)
- b : to make or attempt to make sales to
- c : to influence or induce to make a purchase

8 : to achieve a sale of (sold a million copies) intransitive verb

9 - a : to dispose of something by sale (thinks now is a good time to sell)
- b : to achieve a sale; also : to achieve satisfactory sales (hoped that the new line would sell)
- c : to have a specified price
- d : sell·able \'se-l?-b?l\ adjective
- e : sell down the river : to betray the faith of
- f : sell short
- g : to make a short sale
- h : to fail to value properly : UNDERESTIMATE 

Ok, so I was right afterall.  Which makes me wonder why the State of Michigan feels it needs to license such a profession.  Apparently they do not understand what I actually do in the normal cource of business.  More important, do YOU know what I do?  Do most real estate brokers and agents understand?

 To be serious, my profession has much more in common with practicing law tha it does with any type of sales.  I would even argue that a good real estate broker is just as, or even more important than a good lawyer.

The Listing Broker/Agent acts solely on behalf of the seller.

If your Realtor is showing you one of his/her own listings, their legal fiduciary responsibility is exclusively with the seller. At best, the Realtor can act as a "Dual Agent" in which case he cannot assist either party with negotiating for the best price, terms, etc...

Seller's agents will disclose to the seller known information about the buyer which may be used to the benefit of the seller.

    The duties that a seller's agent owes to the seller include:    
  • promoting the best interests of the seller
  • disclosing Buyer's motivation to buy including the price he is willing to pay
  • disclosing to seller all information known about the identity of all Buyers and the willingness of those buyers to complete the sale or to offer a higher price.
