The number of home sales in Sept and Oct show improvement over the extemely disappointing summer sales season. Sales of single family residences down 30% from last year An analysis of recent sales figures reflects what we knew already: that the sales of single family homes in 2008 were down substantially from previous years. To see it on a graph is even more impacting.
Sales of single family residences in 2008 were down 30% from 2007, which were down more than 10% from 2006. The total number of homes sold dropped significantly, as well. Thru October of 2008, the median sales price of a single family residence at the Lake of the Ozarks has declined, while the median price of a condo unit at the Lake increased. Looking closely at the sales numbers, however, the apparent median price increase is easily explained: a substantially less number of 2 bedroom units have been sold in 2008. In 2008, buyers were more apt to choose a pricier 3 bedroom condo unit. Market report for Lake of the Ozarks 3rd quarter real estate report: Lake of the Ozarks Board of Realtors Obvious to anyone driving around the lake area, and noticing the "For Sale" signs that seem to have become part of the lawn's landscape for so many disappointed home owners; residential sales of single family homes are way down from this time last year. Total median selling price dropped from $162,000 for the comparable period in 2007 to $150,000 as of Sept 30th of this year.
