raleigh: Horse Farm Foreclosure, Looking for a Deal?? - 11/09/09 08:37 AM

I don't find foreclosed horse farms in the Raleigh or Durham NC area often but this one is too good to pass up.
If you're looking for your next equestrian property near the Triangle area, this might be it!!
This home is for sale with over 19 acres, a pool, 7 stall horse barn and a riding ring.  It's a 40 minute drive into RTP.  15 minutes into Durham.

Here is the link to the full MLS sheet.

raleigh: Limited choices of Homes in a Saturated Market? - 09/24/09 04:49 AM
The first time home buyer rush is on but I'm seeing an interesting trend already.  We still have several weeks to find homes and make the cutoff for the $8000 tax credit deadline by November 30th.
BUT…What if you can't find a home you like??

If you’re thinking it’s a buyers market, you’re right and wrong all in the same thought.  Yes, there are tons of homes available but they may not meet your criteria.  The homes that are available might be distressed or short sales.  Those are going to be a tight squeeze to close by November … (0 comments)

raleigh: Be Aware...Practice smart showing techniques - 08/31/09 08:17 AM
AlI've commented in previous blogs about safety tips for women in this business.  However, the Jaycee Dugard story has been blowing my mind lately.  In case you missed this...Jaycee Dugard was found after being kidnapped in 1991!  I'm sure the joy in that reunion was palpable!

The idea that someone could be taken and "hidden away" for years scares me.  What type of person could actually hold another hostage?!  I pray I never find out.   made me reconsider how I teach my daughter safety techniques, how I live in my home and how I conduct my business.

raleigh: Sometimes it DOESN'T Make Sense to Buy a Home - 07/14/09 08:42 AM
If you already walk a tight budget line...don't over extend yourself just because a lender says you can!
Often times buyers get qualified for a loan and on paper, they can afford a HUGE amount of money.  Stick strong to your monthly budget and don't feel pressured to spend more.  Take a serious look at your financial picture and decide if buying is a smart choice when you're already clinging by your fingernails!

If prices are still dropping...don't buy quite yet unless it's a LONG Term decision.
If you're looking to make a quick buck on a home in the … (0 comments)

raleigh: Tips on being a Great Landlord - 07/13/09 06:33 AM
Many people want to jump into investing but don't know where to start!  Here's some basic tips I found on idea's or concepts to aide in being a great landlord.

1)The Right Tenants. Screen every single tenant the same way to avoid any question of prejudice. And make those screenings very, very thorough so you get a good feel for the prospective tenant’s level of responsibility, both personally and financially.
2)Write it Down. First sit down and determine what you will allow and won’t. Write all of your requirements down. Research other leases to see what elements you might be … (0 comments)

raleigh: How can you help a neighbor? Use your skills! - 06/02/09 02:51 AM
I've often thought of ways to help a seller or buyer out of a sticky situation.  Recently, I've been trying to look for "good deed" opportunities.  As a single mom, I don't have time to volunteer or give a lot of myself to help others.  However, there is a family I met thourhg a networking site that had a need to sell their home quick!
We'll call them the "Smith's"...
One of the family members was diagnosed with cancer.  Times were about to get tough and they needed to sell their home quickly.  I know from my grandfathers passing, cancer can … (0 comments)

raleigh: Crazy Tips for using A Dryer Sheet for other cool stuff... - 06/01/09 06:11 AM
Who would have known??  Dryer sheets can do all of this stuff??
1. It will chase ants away when you lay a sheet near them. It also repels mice.
2. Spread sheets around foundation areas, or in trailers, or cars that are sitting and it keeps mice from entering your vehicle.
3. It takes the odor out of books and photo albums that don't get opened too often.
4. It repels mosquitoes. Tie a sheet of Bounce through a belt loop when outdoors during mosquito season.
5. Eliminate static electricity from your television (or computer) screen.
6. Since Bounce is designed … (5 comments)

raleigh: A Short Guide to Real Estate Lingo - 05/29/09 04:52 AM
I was working on some marketing this morning and I realized...short cuts that I use to jam more detail in about listings may not be understood by the public.
Simple items like 4bd/2.5bth is easy to figure out, but do you know what a FROG is?  How about FDR?
FROG is used often if there is a Finished Room Over Garage.  Who knew!  I'm glad it doens't mean a pet frog is included.
FDR is a Formal Dining Room, not an ex-president.

raleigh: "Mommy, we need 5 peoples..." Truth from a 3 year old... - 05/20/09 07:10 AM
This morning I was running some errands with my 3 year old daughter.  We normally chit chat about what we see out the window or how her day at pre-school was, but today was a little different.  She's headed to the beach with her daddy this weekend so I'm preparing her bag.  I asked her how many toys she wanted to take along with her...
"I want to take all my toys, Mommy!"  I responded that she needed to pick a few, not all of them...
"Why Mommy, we just need 5 more peoples to come and they can play with … (0 comments)

raleigh: Raleigh, NC ranked #1 for relocation - 05/20/09 06:48 AM
http://realestate.msn.com/article.aspx?cp-documentid=19873357&GT1=35000#atoolb
Moving for many people can be exciting and scary all in the same thought.  Personally, I know this all too well.  I chose to move from Upstate New York in 1998.  It was a big jump for me to leave family friends and security.
Raleigh, NC has been home ever since and I'm thankful for that.  We have a solid job market, plenty of affordable communities surrounding a vibrant city.  If you enjoy nightlife, concerts and great food there are plenty of spots to check out.
How about ourdoor activities?  We're two hours to the coast for a quick beach day … (0 comments)

raleigh: The Power of The Mommies Network - 05/06/09 06:26 AM

If you've ever relocated to another city or area, you realize how lonely it can be without friends.  Here in the Raleigh, Durham, NC area the power of mom-to-mom networking for support, friendship, conversation and play dates is a really great source.
The Mommies Network is nationwide but you have to visit the main site and see if your city has it's own online forum.
Personally, I know its been a life saver for me!  Who knew a 3 year old could stump me so often.  It's also been a wonderful way to meet other people in my area that … (0 comments)
