The Mililani Real Estate Market has shown mixed signs during the first 4 months of 2015. Inventory levels are low. Prices are climbing across the board. The higher priced properties are selling slower than the lower priced properties, making the data look as though prices have decreased in some categories, when that is actually not the case.

In the last week, I have been received the following comments on a home I have listed for sale.
How motivated is your seller? Is that price firm? Is there room on the price? Isn't that price kind of high? Is your seller flexible on the price? Am I wasting my time if I offer ______? This listing has attracted a lot interest. We had a great turnout at the first open house on Sunday and had several agent showings during the week.

Mililani real estate has shown continuing signs of improvement in 2010. Inventory levels are lower than we have seen in the past. Prices have stabilized and are begging to climb. The first part of 2010 got a boost from the federal buyer's tax credits. As the year wound down, things slowed during the holidays. I am expecting to see increased sales activity in Q1 of 2011.

Stephen L. J. Mau from Mililani High School goes undefeated to finish as the State High School Chess Champion! Stephen stepped in this year to fill the big shoes of 2-time National Champ Robert Lau who graduated from Mililani High School last year. Under Stephen’s leadership, Mililani High School finished tied with Kamehameha Schools as the team champs. This is the third straight year the Mililani High School team has finished at the top of the heap at the State Championships. Teammate Ryan Jose` Palomares finished tied for the top 11th grade spot.

There are signs the real estate market is not all bad.
The newspaper is not giving you that message. It almost appears the new media is determined influence the real estate market rather than report on it.
In the last few weeks I am seeing signs of things picking up in many of the communities I service. I am getting more showings on my listings and have several buyers who were waiting in the wings now actively looking for a new home.

Among the real estate agent in my area who claim to be doing poorly, I have found many have simply stopped working. I try to make appointments to show listings and find a third of the agents not returning phone calls or e-mails in any reasonable period of time. Hard to sell a home if no one can view them.

My new mall signs appeared this weekend. The picture was updated to show the new lighter me. They had a few minor updates and a change of colors.
Today while out at the soccer fields a couple of the youngsters from my son's team approached me and said we see your picture at the shopping center. You are a celebrity right?
In a similar experience awhile back, a group of neighborhood children wanted my autograph. I Was Asked for My Autograph Today
I have been getting similar responses from adults. Well none have asked for my autograph. :)

While many agents are struggling there is a lot of opportunity for top agents to gain market share. One consistent pattern I am seeing among struggling agents is that their level of service has stayed the same or dropped and their marketing is almost non-existent. When business volume gets a little tight in your market it is not the time to cut back on those two items.
