texas hill country homes for sale: Don't Listen to your Friends - 03/06/12 03:26 AM
Are you considering buying a home?  That is good.  Now is  a great time to buy.  Prices are softer and interest rates are lower than in previous years which will make your payments less for the same priced home you could have bought several years ago.  Or you might choose to buy a more expensive home, maybe one that is larger than you previously could have afforded since the payments will be less.
Homes with special amenities like swimming pools, larger lots, workshops, RV barns, etc are now in the affordable range for many new homeowners with interest rates so much … (7 comments)

texas hill country homes for sale: Buyers' Attitudes Can Bring Better Deal - 02/24/12 11:25 PM
Yesterday I received a contract on a home I own.  It is a beautiful house with lots of amenities.  I have received 3 offers in the recent past for this home.  Every time before, the offers have been less than the asking price, one was even a low ball offer.  And everytime, the buyers have had things to say about the house that needed updating or they intended to remodel and wanted to save money to do the updating.
This sort of negotiating does not work very well.  I had emotional ties to this house just like my sellers have with … (86 comments)

texas hill country homes for sale: Selling Your Own Home - 02/20/12 11:29 PM
I tell FSBO's, For Sale by Owners, it is almost impossible to sell your own home.  There are too many things that most homeowners do not know about the process of selling their own home.  Even if a homeowner is knowledgeable about the process it is difficult at best.  Everyone needs someone to represent them and their interests, I think.  Having a third party makes it so much easier.
Not having to deal with buyers and meeting them personally can make a deal much smoother.  Even the nicest buyers and the nicest sellers should not meet before closing in my opinion.  … (7 comments)

texas hill country homes for sale: When All the Celebrating Is Over... - 01/06/12 02:33 AM
We can finally get back to normal business, right?
What is normal for you?  Does anyone know these days?  It has not been normal for several years now.  The economy has dipped and rebounded and dipped again on numerous occassions.  Just when we think it's all coming back, another stall.  My December was frantic with all the customers and clients I was working with.
There was not enough time in any day in December to get everything done.  I was writing contracts, negotiating constantly.  It looked like a whirlwind and it was!
Come January when all the closings are to take … (3 comments)

texas hill country homes for sale: Is It Possible To Lose or Maintain Your Weight Reduction During the Holidays? - 01/02/12 03:42 AM
Is it possible to go through the holidays and not accumulate extra pounds and still enjoy all the goodies?
Yes, the answer is Yes!
When December rolled around, I asked myself that question.  I really did not think I could make it through but I tried one day at a time.  I limited my intake of cookies, candy, cakes, pies and even all the regular food.  I tasted everything I wanted.  Sometimes, I even took two bites like yesterday when I had two pieces of Baklava.  It's very high in calories but the bites were small and spaced hours apart.
I … (4 comments)

texas hill country homes for sale: Let's Get Results - 01/02/12 01:24 AM
2011 is over!  Let me repeat that.  2011 is over!
For most people in the real estate business, 2011 was not that good.  To say, good riddance and welcome 2012 is a good thing.  2012 brings with it new hope, new ideas, new goals and a chance to start fresh.
Do you have your business plan in order?  If not, take time this week and write a plan for yourself and your business.  Make goals and make a plan to reach those goals.  Simply working harder or longer is not the answer to increase your production.  Getting results is the answer.  … (4 comments)

texas hill country homes for sale: Retracing Your Steps of the Past - 12/23/11 10:17 AM
This week I enjoyed retracing my steps of the past.  Here is a photo of where I used to live many years ago.  I didn't know if I could find it or not or if the complex would still be standing, but here it is.  Just like I remembered.
Have you ever done this?  Retrace your steps?

My, how time flies.  I remember my children swimming in this pool.

I only lived here a short time but it was memorable.  It was something I had wanted to do for a long time.

texas hill country homes for sale: What I Want for Christmas - 12/17/11 09:09 AM
Ever ask yourself what you really want for Christmas?
If you are like most people, you don't or you won't.  I think we are afraid to ask ourselves that question.  Afraid of not getting what we really want and then being disappointed.

For several years now, I have been thinking about something I would really like for Christmas.  Slowly, I began to verbalize it to myself and then to others as well.  Before too long, it was a well known wish.  This year I asked and I am getting my wish for Christmas.

texas hill country homes for sale: Blah, blah, blah - 12/10/11 02:26 AM
It's cold outside!  I don't want to get out of bed and go to work on a Saturday!  After all, it's almost Christmas and I have a million other things to do.  But that's what good REALTORS®do!
Saturday and Sunday can be your most prosperous days of the week.

Your clients work all week long and the only time they have to look at homes is on the weekend.  So, you must work on the weekend if you want to sell homes to most people.  Today, we have lots of agents who don't understand this concept and … (7 comments)

texas hill country homes for sale: Availability is the Key to Success - 11/11/11 01:29 AM
Ever hear that old saying, "A day late and a dollar short"?
I've heard that my whole life long.  My parents said it often.   I suppose it stuck in my pysche and I am so glad it did.  There is a big lesson to be learned from this old saying.  Availability is an important factor in one's success, especially when we are discussing the real estate profession.  Being available when the telephone rings or when an email comes in is key to making money.
I tell my agents this often.  If you are not ready to show property on a moment's … (6 comments)

texas hill country homes for sale: Daylight Savings Time Goodbye! - 11/06/11 02:01 AM
How many of you like daylight savings time?  How many of you wish it did not exist and the time never changed?
I suppose it is probably split about equally but thought it would be interesting to see what my friends had to say about it.
I think some people wished it stayed all year long as well.
There are different ideas on the subject that say it actually causes more energy use.
What do you say?

Either way, it is gone for a few months.  Everyone goes to bed a little earlier tonight?  Maybe?!!!

Real estate sales are picking up!  Finally, the cooler weather and a little rain here in the beautiful Texas Hill Country has spurred folks to get out and start their search for their new home.  Our phones are ringing and prospective clients are walking through our doors.  The search is on!
Buyers are coming to the Hill Country for peace and relaxation.  Many are retired but many are not.  Those that are still working want to invest in a property now and use it as a second home in an area that affords abundant opportunities for recreation.  When retirement time comes, … (5 comments)

texas hill country homes for sale: 948 Myrta, Kerrville, TX 78028 - 09/30/11 01:42 AM
Lots of people think about buying an older home and remodeling it but few ever do it.  My investor recently purchased this charming home (948 Myrta) in the historical district of Kerrville and began the task of updating.  First thing always is the foundation and then the essentials like the roof and the insulation.  A new metal roof was put on this home and brings lots of value and nice aesthetics to a Hill Country home.

Tile floors were added to the kitchen and bath.  The bath has new fixtures and a matching tile covers the walls in the … (9 comments)

texas hill country homes for sale: Is Blogging For You or Your Clients? - 07/16/11 04:27 AM
Is blogging for you or for your clients?  That's a very good question.
Someone asked me recently about my blog and why I spent the time writing it.  Instead of just answering off the cuff, I decided to really think about it.  To analyze if this is a good way to spend my time.
The answer is YES!
Active Rain has been a super friend to me in many ways.  The wonderful real estate agents and brokers that readily share their knowledge and expertise and support when you have a challenging situation makes it all worthwhile.  To just know you are … (7 comments)

texas hill country homes for sale: Fill the birdfeeders and advertise - 07/14/11 05:23 AM
Put the bird food out and the birds will come.
That's what I've always heard and that is true.  It may take a few days for them to show up.  Maybe they want to fly by a few times before they land or maybe they want to watch for predators or tricks that could cause them trouble.  Most birds will take a few days before they light on the feeder.
I just put up a new feeder and filled it with tempting seeds.  It sat there without activity for a few days and I was beginning to wonder if there … (13 comments)

texas hill country homes for sale: What's on Your Menu? - 07/04/11 06:52 AM
My friend Lynn asked "What's on the Menu?" for today.
We are having Hotdogs grilled on the grill and covered with caramelized onions and sauerkraut with spicy brown mustard.  A real taste treat if you like hotdogs.
If you don't, try one of the hamburgers topped with lettuce, tomato, onion, pickle and mayo.  Some potato salad, baked beans, and watermelon round out the meal.
Don't forget homemade ice cream!  Fortunately, my sister in law is making this and bringing it over.
Are we eating good?  Oh yes!  Then after a swim, we are off to see the fireworks display at … (15 comments)

texas hill country homes for sale: I HAVE STUFF! - 06/26/11 02:42 AM
When you are busy and have no time to move, like me...There are things that can happen, like my ankle.
Fortunately, it has been easier than I thought it would be.  I have stayed on FOCUS.  Pushing myself even when I did not feel like it I kept going.  A good night's sleep and I was ready for another day.  Packing, lifting, carrying, unpacking.  When will it all end?
I have way too much STUFF!
Garage sales in the Fall are coming!  I hate garage sales but I refuse to be controlled by sentiment any longer.  I have STUFF from my … (58 comments)

texas hill country homes for sale: What Are Your Dreams? - 06/19/11 07:31 AM
What are your dreams?  Have you taken the time recently to dream?
Many of us are so busy with a telephone in our ear and the computer at our fingertips, I wonder if we ever really take time to dream anymore.
Dreams are what fill us with hope.  New ideas come when we rest our minds from the immediate and think about the what ifs.  Time...something so simple but so fleeting.  Don't use all your 24 hours in a day taking care of the have tos.  Give yourself that sweet treat of indulgence; a moment to think, to dream.
Dreams, hopes, … (7 comments)

texas hill country homes for sale: Opportunity knocks, Kerrville answers - 06/19/11 07:08 AM
In spite of the recession, the drought, and the nay sayers, the Texas real estate market continues to flourish.  Here in the beautiful Texas Hill Country, there are buyers calling, looking and buying homes and land.

Our phones are ringing and the emails keep coming in.  Thank God!  We are so happy and feel very blessed that people have the confidence in us and in the investment of home ownership and land to make the move.  We have investors seeking income producing properties, and even looking to buy businesses already established.

Things have really picked … (8 comments)
