fairfield: Amazing Twilight Sky Above Fairfield Connecticut - New England - 06/23/07 05:39 AM

While leaving the Fairfield Cinemas at Bullard Square, 41 Blackrock Turnpike, Fairfield, CT, the sky was alive with color. Obviously there was a summer splash of rain that we were oblivious to.  Everything was soaked down.  A rainbow beamed as the sky darkened and our side of the world was turning its back on the sun.  I had to grab my camera.  It was a sight to behold!

THE MORE OR LESS OF THINGS
MORE HOUSES ON THE MARKET - LESS BUYERS PURCHASING
BUYERS WANT MORE
SELLERS WON'T EXCEPT LESS
Today's market indicates that the summer heat will be turned up a notch on serious sellers to work "more" with the serious buyers. That doesn't mean Sellers will be getting "less", it just means Sellers will be getting today's  market value.
It has become increasingly evident that homebuyers are well-informed individuals and … (0 comments)

fairfield: Good News! They Accepted Your Offer - Does Your Agent REALLY Have The Signatures? - 04/13/07 05:08 AM

Sold Town Analysis  -  April 1 to April 13, 2007 - Consolidated MLS
I am sure there are Buyers (and Renters) that have heard the news, "they have accepted your offer".  That is such a euphoric time for customer and their representing agent.  But, has the contract actually been signed?
Good business sense is to have the agent give you a signed copy of the contract with everyone's signatures as soon as possible. Whether it be rental or property purchase, signatures are of the utmost importance.  Having signatures will curb unwanted bad news such as:  the seller accepted your offer, but then another offer came in.  Since the … (2 comments)

fairfield: Fairfield Connecticut Condos - January 1, 2007 to March 22, 2007 - 03/22/07 02:48 PM
As the renters think about changing their scenery a distinct interest in Fairfield Condos has emerged. Median Price Condos/Coops are popular with the lookers right now.
Updates and over-all condition seems to be a big deciding factor on which condo to buy.  Even if the condo is priced lower, buyers are wanting updates, not TLC.
Polish up your condo with fresh updates before you put it on the market, you will find your buyer faster!

fairfield: Norwalk, Connecticut Market - Fairfield County- 1/1/2007 to 3/11/2007 - 03/11/07 03:22 AM
Norwalk, Connecticut  - January 1, 2007 to March 11, 2007 - Consolidated MLS
Get complete details of this report

There is signs of the real estate market springing back in Norwalk.  Budget priced properties are getting alot of attention from first time home buyers. Properties that are already on the market or relisted from last year that have unrealistic price expectations will sit and potentially be passed-by because of the many new to the market listings .  Due to the existing economy, there is not enough Buyers for all the homes for sale.  Those Sellers who receive an offer should carefully consider it before allowing the Buyer to go someplace else.
