The Truckee and North Lake Tahoer real estate market is tracking numbers very similar to 2014. The marjority of the sales have shifted to the lower price ranges in single family and sales are up for condominiums.

The North Lake Tahoe and Truckee real estate market bottomed at the end of 2012. Demand was very strong in 2013 especially in the first quarter. The challenge for buyers was that inventory was tight. Inventory throughout the year has remained at the lowest levesl since record keeeping was commenced.
The 3 minute video below provides a Tahoe Donner real estate market update for the first 3 quarters of 2013. The numbers are very interesting. Certainly different subdivisions and price ranges experienced different rates of appreciation. The subdivisions that had the steepest price declines recovered the most, following the national trend.

The market is taking its seasonal cool down, which is typical for this time of year. Once skiing ends and summer is yet to start, the real estate traffic slows down dramatically. The weather has also been very challenging this spring. So, we will need to wait for the end of June to come and see what happens to the demand. There have been some incredible deals in the last couple of months, especially in the lot department.

We are in the midst of the summer selling season and July was off from the big numbers in June but in line or ahead of the same selling period the last 4 years. The number of sales is still significantly ahead of last year and numerous subdivisions are seeing lots of activity.

Well, the facts are that in some areas, notably Tahoe Donner and Lahontan, the market is better than a year ago. Inventory has not gotten out of control and that is the most important gauge of the market. Areas in the country that have problems it is because inventory is through the roof. The market continues on the path it was last year as far as sales volume. The difference this year is in the high end. Sales of homes over $1 million have been strong. Of the 72 single family home sales in February, 20 were over $1 million 8 were over $2 million.
The big money is still strong on our market.
