atlanta real estate market: What is happening in the Atlanta real estate market? - 11/05/10 12:05 AM
I read the following quote this morning in the New York Times:
"There is still no place in the market for overpriced property. Buyers are still very cautious about their willingness to purchase; financing has not eased up; and co-op boards are tougher than ever."
We don't have co-op boards here in Atlanta but everything thing else seems pretty accurate.  The market continues to rumble along in low gear.  There is some hope that putting the National elections behind will have a positive pychological effect on housing.  But in general, we continue to wait for the job market to ease up.

A friend of mine, now passed away and sorely missed, was eulogized by his son at a memorial service.  My friend, Bob White, was a savvy financial advisor (in his second career) and taught his children the value of a dollar as they were growing up.

"How's the real estate market doing?" is a question I am frequently asked.  I wish I could tell the hopeful questioner "The Atlanta real estate market is hot!"  Well the weather is hot but the Atlanta real estate market...not so much.
Yes, we are selling listings and assisting buyers with the purchase of homes.  We just are not seeing the volume we would have anticipated for this stage of a "recovery".  Buyers are sitting on the sidelines for the most part.  We prod them along...interest rates are at an all time low and sellers are dealing...but the buyers just mosey along.

We all knew the value of homes dropped but few recognized the magnitude of the price drop for Atlanta Homes.  The AJC reports Atlanta home prices are down 32.7 percent since Mid 2006.  This analysis was performed by Clear Capital Home Data Index.
"Though that may look hopeful, that home prices in the metro area ended 2009 nearly flat compared to the year before, the reality is 2008 was one of the worst years on record for housing prices, said Alex Villacorta, a senior statistician for Clear Capital" Atlanta Journal and Constitution

NEEDED CASH FOR COLLEGE TUITION
It is no secret the real estate market has been stuck in low gear.  However, my personal expenses have not geared down as quickly and I needed cash for one daughter's college tuition (Vanderbilt University) and another daughter's private school tuition (The Lovett School).
