We had an agent call to show one of our short sale listings and her interview for us went waaaay beyond 20 questions...more like 120...and after all...both she and her buyer had been reading about short sales and they knew all the questions to ask....OR they thought they did.

We toured a short sale listing the other day. Our tour guide was Mr. Seller....eyes downcast, walked with a shuffle, posture slumping....he felt "beat up" financially. He had tried every way he knew how....he had borrowed money from his children....skimped on groceries....put off winterizing his car...done all he thought he could to save money...and make ends meet...it would never be enough to replace the two incomes required to keep the household running. This was the cry...make that scream of a short sale seller on e-mail last night. He was frustrated with having to prepare for showings...golly gee whiz. That meant the less than well trained dog had to be crated....or taken for a walk...and maybe an hour out of his day. The market has picked up...the price makes it the best around...the condo is relatively with great features...and we would expect an offer shortly basd upon the interest we are seeing. A family court judge in the badger state recently ruled that a condo owned by the couple....in Florida must be listed for sale for a set price. The condo is a short sale....in talking with realtors in the area...the price is nearly double the market price in that area. Hmmm...how about realtors don't practice law and judges don't practice real estate ? Such a ruling if followed to the "letter of the law" will make the next letter, one of foreclosure... A part of our real estate practice is devoted to short sales. We have studied through two different schools, are CDPE (Certified Distressed Property Experts) and have a great team that enables us to work on other listings and with buyers as well. As the result of our specialization, we develop buyer lists for buyers looking for homes in specific communities that are short sales. Decision making can be a painful process. Sometimes it feels that the biggest and hardest decisions must be made at a time when we have the least amount of strength to make them. First I want to thank you sooo much for thinking of us... Know that there is no business like more business and we love what we do... We knew when we left the house...they were hoping against hope that we were underestimating the value of their home. With a part of our practice specializing in short sales, we meet people with all kinds of problems and all kinds of ways that they believe...usually incorrectly that will solve those problems. The best source for answers is not your mother, brother, sister, neighbor and sometimes not even professionals if they are not experienced in short sales and foreclosure.
