   We went to a listing appointment last night that was a referral never having met any family members but knowing their situation which was upside down and struggling with multiple medical expenses and a great deal of angst and frustration.  We are often not the first Realtor...but as we tell our prospective short sale Sellers...we ARE  the last...we will get the house sold.

     We recently listed a short sale that got multiple offers...a cute house that lots of families wanted to call home. The dirth of paperwork was completed by both the buyer and seller. The selling agent knew all about short sales..she had training in a sales meeting...and her signature indicated an "SFR" Short Sale Foreclosure Resource.
"Now that all the paperwork is completed, we can close next week," she decided.
  Hmmm....that would be nice...but...there is this matter of approval by the lender which for some reason she felt was an instant conclusion when everything was signed and sealed.

                   We do short sales...we get sooo much satisfaction from closing them...giving people their lives back.  We have a team of five people or we would not be able to do the work necessary to give our distressed sellers the service they deserve and continue our practice. We all have different roles and each does what we feel we do best and can contribute the most to getting the transaction closed successfully.

You have to stop being amazed at what lenders do not understand who are working with buyers who have accepted short sale offers.  You have to patient with the bank to approve the sale...and patient and informative with the other end of the transaction. Part of the job of a short sale listing agent is education...all the players in the transaction may not be as familiar with the process as the lister.

  We  got calls from two appraisers for buyers of our Short Sale listings....and both appraisers made the erroneous assumption that the properties were vacant. One of the advantages to short sale seller is that they are able to remain in their home until it closes.  While there are circumstances where sellers have moved...to find another job...to move in with relatives who can provide childcare, etc.  It is not a requirement that a Short Sale Seller Move out when the property is listed.    We were invited to a friend's house for brunch with our homade goodies and my mother in tow, we went out to a western Waukesha county suburb and feasted on the collection of everything from salads to desserts with the traditional Easter Ham tucked in the middle as the entree.  It was enjoyable...but that was not the best part of our day.

We listed a short sale recently...we had sold the sellers the home and through a combination of very sad hardships as hard as they tried...no one has ever tried harder...they could not stay in their home and remain employed.  The house, in a wonderful neighborhood had some updates done...they had enjoyed the landscaping they did....and maintained it well.     We recently listed a home as a short sale and the Seller was amazed...of course she believed that her home was worth the Zillion Dollars that her former agent for a list price.  That would mean paying the mortgage, the HELOC (Home Equity Line of Credit) and giving her and her soon to be ex-husband a little bit to "start over"....and then the ugly housing market raised it's head..unemployment became reality for her and the reality of a short sale was the only answer.

 There seems to be a lot of confusion....and if realtors are this confused....it is understandable that the general public doesn't "get it" either.  Agents are under the mistaken impression that some magical procedure allows you lengthy discussion with lenders when you list a property that tells the listing agent that the lender has given their blessings to "short sale the listing."  That is really not quite how it goes gang.  The mythical blessing does not make it a short sale.
