    A few weeks ago we were referred a short sale and went to the home to find it in a "pre-rummage" state...piles here and there to be re-cycled, sold, moved.....not quite ready for pictures...no room could be photographed....some were difficult to walk through...showing may be a hazard to the health and welfare of buyers..yicks !

                   We do short sales...we get sooo much satisfaction from closing them...giving people their lives back.  We have a team of five people or we would not be able to do the work necessary to give our distressed sellers the service they deserve and continue our practice. We all have different roles and each does what we feel we do best and can contribute the most to getting the transaction closed successfully.

Didn't do a net proceeds and ooops "forgot" to find out if the listing was upside down when he/she took it ? "Bought" the listing at the price the sellers want and not what the comps say... Is this a Limited Service agent and has no training/experience in short sales ? "Learned" short sales from the internet, the video, the sales meeting but … (4 comments)

    While we all seek the truth...the highest truth....it is the way in which most of us choose to function. We know that there are people who are embarrassed by their short sale circumstances. They have worked hard to have the house they wanted... to maintain it as well as they could.
   We give all our Short Sale sellers information on the process...we carefully examine their financial situation. Is a short sale the best remedy for their circumstances...maybe and maybe not.

   We have our own team for Short Sales....we believe it is necesssry. To do a good job...you need to have the people in place who are the best they can be at any one area of the short sale proccess.  We have one person who serves as our Short Sale Coordinator and follows the transaction thru the tangled lenders' webs thru to negotiation where we negotiate with one or more lenders for the best possible resolution for our short sale sellers.  We do not job the negotiating to a third party company or to an outside person...we do it … (2 comments)
