When people visit the Treasure Valley, I often hear “people are so nice in Idaho.” I couldn’t agree more.
Community support is rampant throughout Boise. Recently, 565 Hewlett-Packard employees donated over $370,000 in cash that was matched by over $296,000 from the HP Foundation. Hewlett-Packard in Boise beat all other United States HP sites in donations this year during its annual Charitable Giving Campaign.
HP is a staple in Boise offering employment and innovation.

Ada County Market Update for November 2011 November sales were 471 in Ada County, an increase of 7.3% over November 2010. November sales YTD are 5,763; up 7.98% over 2010 YTD.
In July of 2011, we exceeded YTD 2010 sales for the first time in 2011. In August we improved to +6.1%. In September our increase was 7.2%. In October it grew to 7.6%.November sales decreased 10% from October 2011s 520.
Historically, November sales decrease from October. Of our total sales in November... 47% were distressed....up 2% from October 2011. In January 2011, 57% of our sales were distressed.

Don, I see a busy market. The number of homes on the market in the Treasure Valley has dropped considerable. We are down over 30% in Ada County in the last 12 months and in Canyon County the inventory is down 43%. The Idaho Statesman recently reported Ada County has seen its first “year-over-year increase” in almost five years.We haven't seen home prices … (1 comments)

For years (since 2006 to be exact), there has been a whirlwind of rumors that Whole Foods will be coming to Boise. Finally, it's coming to fruition. Any day now, Whole Foods will break ground for a 35,000 sqft building on the corner of Myrtle and Front Street near downtown Boise. A 15,000 sqft Walgreens Pharmacy will neighbor the natural food store.
But not so fast! If all goes as planned, construction on the 6 acre site should be completed within a year. Approximately 175, full-time and part-time, employees will soon be helping new customers in the downtown venue.

Ada County Market Update
2011 September sales were 564 in Ada County, an increase of 13% over September 2010.
September sales YTD is 4,757; Up 7.2% over 2010 YTD. In July of 2011, we exceeded YTD 2010 sales for the first time in 2011. In August we improved to +6.1%. Now we have increased again.
September sales decreased 7.5% from August 2011's 605. Historically, September sales increase over August.
The change in the number of Pending Sales suggests that many transactions that were scheduled to close in September didn't.

Red flags include:
1. The investor buying your property to lease option or rent back to you. Many times they stop the phone calls from your lender but don't make the payments, simply collecting rent from you until the foreclosure is complete and you have no options.

FHA Loan Limits to decrease Oct. 1, 2011 in Idaho! Congress did not extend FHA & GSE mortgage loan limits. In Ada County, the loan limits will drop on October 1st from $303,750 down to $271,050.How does this affect Buyers and Sellers?
Buyers: FHA usually alllows for more leanient credit and less down payment than conventional financing, so you may lose out on homes you might have qualified before October 1st!
