appraisal: Is it OK for an Agent to give the appraiser comps? - 09/21/14 11:06 PM
Can a Buyer, A seller or their agents give comps to an appraiser? First it is more proper if the agent submits them rather than a buyer or seller doing so. Sure an appraiser can accept the comps, but they do not have to use or even look at them.
 
In a purchase, the appraiser is providing an independent assessment of what the property is worth. Some mortgage companies simply ask that the home is worth at least what the buyer is purchasing it for.

Home Sellers are panicking hearing nightmare stories of appraisers KILLING deals because the appraisals are too low. I am getting a sharp increase in questions from Manchester NH area Home Owners looking to Sell their homes who are asking "how they can make sure the home appraises for the Selling price."

It is a common theory appraisers do not realize that homes in this market are increasing in value. A national report on EVERY news channel today is stating an average of a 12% increase in sales prices over 1 year ago.

I often read about communities that go up against the cell phone giants for their placement of their towers. I always feel for the residents and think, isn't there a better location not in a residential area.Well last week this issue was dropped close to my neighborhood in South Manchester. AT&T is trying to build a 100 foot tower in a residential area of South Mammoth Road.
