Here in the Manchester NH the market is changing, foreclosures are down, short sales are selling and inventory of homes currently on the market is down near 30%. With interest rates down just under 4% and prices still Low buyer are indeed buying.
This Week a buyer saw one of my listings with their Buyer Broker, The property was priced below market value for a quick sale. It was mint condition and needed nothing. The buyer put in a low ball offer AND asked for the seller to pay 6% of their closing costs. The seller was not happy but as (19 comments)

According to the New Hampshire Association of Realtors sales for August 2011 were 14% higher than 1 year ago in the state of NH. The median sales price for Single Family homes fell 2.4% from last year at this time. The median sales price for condominiums though fell 9.1% from last August.Overall total listings seem to be down. Sales are steady. Cash buyers remain very strong. There are alot of homes coming on the market in need of alot of repairs where a buyer is unable to get a mortgage that re being bought up by investors, totally rehabbed and put back on the market (0 comments)

Today i was lucky enough to visit the Hampton Beach Seafood Festival for the afternoon. We got there right around 11am, trafic was still light. We parked and headed in. The lines were very small if at all at most booths. I think i sampled some of everything, i was actually too full for the famous apple crisp. By noon the tents were getting full and the lines were getting long. I ventured to the outside where there was plenty of room to walk.
