Why would any Buyer think this would work? A Manchester NH area buyer stated they were not hiring a Buyer Agent and would like the fee they would have received used to pay their closing costs. They said they saw it in TV. In NH, a buyer does need their own Buyer Agent. An agent can act as a facilitator or what is known as a "non agent" in some circles. A buyer received an agency disclosure form that explains what each type of agent means and what the duties of each is.

Are you a wiz when it comes to math. Then what does 1 + 1 equal? Well if you said 5, you are correct. How do I know, a listing agent who knows everything told me so. Let me hear your opinion, a Buyer wants to have a water test done on a home with city water? The lender is not requiring it, but someone suggested they do it anyway? What would you say?
 
I told them they can if they want, but it is city water. The water results are on on the water companies web site for public review. The home is not even 20 years old, copper pipes and nothing to set of any red flag. Has a Home Seller ever told you they only want "REAL" Home Buyers to come see their home? Yesterday a Manchester NH area Home Seller tell me just that.
