What is the best way to attract a Buyer to see a home For Sale? Some think posting a simple message "Seller will pay Buyers Closing Costs" will do the trick. Yes it may attract some buyers but may also confuse a few more. Some buyers lump all fees when buying a home as closing costs and not know that some mortgages may allow a seller credit or others some may limit it to a specific percentage.

Upon arriving they disclosed their plan to list their homes with 4 agents, The biggest company they could find, The agency with most TV ads, A MA company and a locally owned and operated company.

An angry Home Seller wants to know what the use of the being pre-approved is if the letter they received with the offer didn't mean they were actually approved for a loan? The CONFUSION starts that they actually got a "PRE-QUALIFICATION" Letter and not a pre-approval. Many buyers and sellers are confused by the two terms. This sellers sale fell through because the Buyer could not get a mortgage and had a generic pre-qual letter from an internet mortgage company that wasn't worth the paper it was printed on.  She fired her agent and seeks answers to what went wrong.

How angry do you get reading this? Meeting with a local group of residents, the talk turned to me when they found out I was in Real Estate. The question posed was "Why would a big national franchise agent list my home if they were not going to do anything to get it sold?" Every time the phone rings, there can be some excitement on the other end. This time it is a very irate woman screaming "Why her house is not selling?" My first question was who she is and what her address is. It is not one of my listings, so why is she calling me and why is she yelling?

Why would someone offer a home in MLS at a price they were not willing to accept? Recently a Buyer of mine made an offer on a home listed at $250,000 in MLS and in the comments it states it was listed as a "Value Range" Listing of $250,000 to $300,000. The buyer liked it and offered $250,000. The Seller rejected it later countering at $300,000.  Can a Home Buyer make an offer on two different homes at the same time? This particular Buyer saw my listing yesterday and soon with their agent. A couple hours later wanted to see it again and said they were bringing an offer. It was assisted, so i met them there, Looking at the name on the offer it was similar to a name on an offer I received on a bank owned listing of mine the day before. Did the Buyer really want that done? If it is in the contract, I would say yes. This was not asked by a seller but by the listing agent. In a recent offer on a home both accepted and signed by the seller. The buyer asked the yard be free and clear of all dog poop. The seller had several dogs that ran around in the yard all winter doing their business, none of which was cleaned up. It didn't take a rocket scientist to figure out when all the snow melts, what would be left.

Has the telephone gone the way of the pagers, faxes, dinosaur's and travel agents?
