top: Can a listing agent submit an offer that is "TOO LOW" to the seller? The follow up to "Are Buyers waging war on sellers?" - 11/07/11 02:15 AM
This weekend in Manchester NH their was a raging debate raging... Simply put... Can a listing agent submit an offer that is "TOO LOW" to the seller? Is there any case where the listing agent should not be submitting offers becuase they are too low?  Unless the seller directs the listing agent in writing to "not submit" offers under a specific amount, ALL offers submitted in writing and accompanied by the required addendums, prequailification letter and deposit, no matter what they are, need to be submitted to the seller.Recently we have debated 'Low Ball " offers and how sellers react to them. Some offers that some … (15 comments)

There was so many reminders coming from TV, radio, emails and the newspaper to set my clocks back that this morning i got up on time, got ready, ate breakfast and headed to my 9am showing getting there ahead of schedule. I waited 10 minutes when i called my buyer, they replied "they had been there for an hour and just left??? I told him our appointment was at 9am. He said 'yes and it is 10am". I said "no it is 9am". He told me "hang tight, he was right around the corner and was coming back."He pulled in the driveway, … (10 comments)

top: An Attitude of Gratitude - Power outtages in the Northeast - 11/05/11 09:48 AM
When a read the blog regarding "An attitude of gratitude, i needed some time to think if who to write about. Then something happened here in Southern New Hampshire, we were hit with the largest snow storm this early in the year in 140 years. With leaves still remaining on the trees 22 inches of heavy wet snow fell. It stuck to the trees like glue. Soon last Saturday night power went out. All night in the darkness the sound of branches breaking and trees falling kept me awake.
In the morning when the sun rose, it was like a war zone, snow … (14 comments)

top: Can I purchase a home that is "IN FORECLOSURE" ? - 11/03/11 05:40 AM
I recently received a call from a buyer here in Manchester NH that wanted to know how they can purchase a home that is in foreclosure. it is actually a common question. First, i asked if it was in foreclosure or was just in the process. Then i asked for the address so i could look to see if it was listed. In this case it was not. The buyer insisted they wanted to buy it NOW. I let them know that as it has not yet gone through the foreclosure auction and it is not on the market, it is very unlikely they can purchase … (12 comments)

top: Are Buyers waging WAR against Sellers??? - 11/01/11 03:12 AM
An owner of a home in Manchester NH called me up screaming "Why are all buyers trying to beat us up?. The converation was about if all buyers are lead to believe that all homes listed are in a distressed situation, that they are in foreclosure, bank owned or short sales. The media  is teaching buyers to make what is considered "Lowball" offers. Everyone wants to get the best deal, but how you go about it is just as important. If you want to make a "Lowball" offer you need to follow some simple guidelines.1. Find out what type of sale it is, Is it bank owned? … (101 comments)

With nearly 22 inches of snow in my back yard which fell in a mere 13 hours blanketing everything with a heavy cement like snow. The tree still have leaves them which which collected the snow like a giant sponge. The weight of the snow was too much and brought down branches trees and power poles. Early estimates were no power for at least a week. It had only snowed 4 times this early in 140 years of record keeping with this shattering the old record of 3 inches in the last … (16 comments)

There will be a "white" Halloween in Manchester NH given the earliest snow in recent memory, Despite the snow safety and awareness during Halloween should be practiced be all.One of the biggest things to remind ourselves and teach our children is that if a house does not have a porch light or outdoor light next the door on, it means the resident will not be handing out candy. There are many reasons why some houses do not participate. These homes should be skipped over and not be targeted with tricks. Simply go to the house swith lights on. It does not take magic … (2 comments)

top: City tells Trash Pickers "keep you hands off our trash" - 10/27/11 02:49 AM
The city of Manchester NH has told trash pickers "To keep their hands off the recycling bins". The problem is trash pickers are picking the aluminum cans out of the recycling bins as residents place them to the curb before they can be picked up by the city. The city has drafted an "anti scavenging" ordinance which will prohibit this practice. The city gets paid by a recycling company who picks up the materials on trash day. Therefore it is a lost source of revenue. The controversary among alderman is if it should include picking things out of garabage cans such as … (8 comments)

I was reading a blog by Karen Fiddler http://actvra.in/lJs  that asked "Are BPO agents Bitter? top: What is a Reasonable price in this Market? How LOW is "TOO LOW" - 10/11/11 04:28 AM
"What is a Reasonable price in this Market" is a frequently asked question? I often find myself talking to the buyers about how LOW is "TOO LOW". Here in The Manchester NH area we did not get hit as bad as some parts of the country. Our prices did decline though and that has created some incredible opportunities for home buyers. The key ingredient with any buyer is how serious are they about buying a home that they will fall in love with and meet their needs as opposed to a buyer looking for the biggest deal out there that they will make fit … (5 comments)
