omaha real estate: Agent's Remarks for Showing Instructions - 06/02/10 07:04 AM
Our website keeps on growing and becoming more user friendly and Agent-Intuitive. One of the latest a greatest things we added was a RETS feed that shows the Agent Remarks. In Omaha there isn't any MLS based showing instructions program so many agents use the Agent Remarks.  Of course, the Agent Remarks isn't available in the IDX format so we had to do a hybrid of IDX and RETS.  Another missing field that we found even more profound was the Listing Agent's Email. We're trying to move to the next level of communication and replace Voicemail with Text messaging, etc. but … (0 comments)

omaha real estate: Nebraska Housing Market Analysis - 04/18/09 01:31 AM
From Housing Predictor.com, the forecast for Nebraska sounds pretty good!
Nebraska
Some think the elusive bottom of the housing market could be fairly near in Nebraska, despite the recessionary economy and lack of consumer confidence. Nebraska ranks near the bottom of states in foreclosures, and few mortgages are subprime or Alt A loans, which have triggered the avalanche of foreclosures.
Nebraska is a key agricultural producing state, and farmers are concerned about the state of the economy. Farm income is still running at about the same as last year, but drops in the prices of commodities could have a major impact … (0 comments)

omaha real estate: The Best Web Site for Buying a Home? - 04/01/09 12:27 AM
Sure, I'm biased but click on this link and decide if you would know more about this property from our web site than any other.
Click on Visual Tour. This takes NO AGENT INPUT and is free, seamless and a great way to view properties. Click on Microsoft's Bird's Eye View and you see it's proximity to the lake. Click on Google's Map/Street View and then type in "Elementary Schools" on "Search the Map" in lower left corner. No other Broker Web Site I've seen has this feature If a consumer learns to use this, they won't want to be without … (4 comments)

omaha real estate: Do Consumers know what "Schedule a Showing" involves? - 02/08/09 11:48 PM
We're test-marketing a web-site and in working with the public, some things that seemed obvious just aren't!

"Schedule a Showing" is what other broker sites show. "What does that really mean to you, the consumer?" I have asked different friends and relatives.
"I don't know." They reluctantly admit. "Why do you ask?" they ask.
"Would 'Schedule a PRIVATE Showing' make more sense?" I prod them with my leading question.
"Well yeah," they say. "I can call up and see it on my own?" the ask like it's a whole new message.
Are we missing out on that portion of … (2 comments)

omaha real estate: Craigslist. What's the catch? - 02/03/09 11:09 PM
Who reads terms of service? So, I'm helping an assiciate and try to put up a big JPG but it is shrunk to fit in their window. Is it NOT free to have a great photo collage? Other's are putting up what is similar to their online brochure for their postings.
Does Craigslist get any hits? Do you put your real e-mail in there? Why wouldn't you? Is it another link to your web-site to climb the SEO ladder? Inquiring minds want to know!

omaha real estate: Mortgage Calculators? What do you want? - 02/02/09 07:49 AM
If you're buying a house, what do you know about your ability to buy that dream home, and what format do you prefer if you don't know? Here's a great one from NPDodge.com that automatically inputs the price of the house and it's really nice how it changes when you click on down payment % options. But is this enough? Too much? Never used?

omaha real estate: Buyer's Agent Web-sites: What do they use? - 02/02/09 05:57 AM
Designing a real estate web-site and a profound question arose: What contact information shows up when a Buyer's Agent sends a link to a client? Here's an example of a link to a web-site for a local broker.
The contact information at the bottom is the Client Services Manager for that broker Where does this e-mail recipient go to get more information on this or another listing if they received this link from another agent? DO the Buyer's Agents even send links of properties to clients? How many houses do Buyer's Agents show clients that are dead-set-&-determined to buy something by … (0 comments)

omaha real estate: Home Inspector or Service Warranty? - 01/27/09 05:14 AM
Why do buyers chose an inspector for $300 vs. a 1 year service warranty for $500 that includes a pre-inspection? I had an inspector come to the home I purchased. He had a long list as it was a home built in 1925. The Buyer's Agent then proceeded to tell us, "This house is a bargain. Don't bother to ask for this stuff to be fixed by the seller." but then 6 years later when another inspector came, the same agent was saying, "You should get this stuff fixed." We are buying a house now and for $65/service call the appliances, … (2 comments)

omaha real estate: Home Buyer Questionaire - 01/21/09 03:05 AM
We want to get inside the head of Home Buyers to make our website better:
Where do you go and what process do you follow? To a specific Broker Website, like NPDodge.com or to a Google Search? How many sites do you use over and over? Do you feel each Broker shows all the same listings? If you search on Google, what criteria do you ask for? (e.g. "Omaha Real Estate" or "Homes for Sale, Omaha") Do you have to sell your home first before you even start looking? Are you pre-approved for another mortgage before you start your search? Don't Agents … (0 comments)

Consumers use the internet to shop for homes. When they find an agent, do they all STOP shopping online? Why not shop online with them? That's the premise for 4114Homes.com. Instead of taking them to 10 homes on Saturday they MIGHT be interested, send that list of 10 to them and ask which 4 they'd like to see! Consumers, have you ever pulled into a driveway for a home and said, "I don't want to see this one" without even getting out of the car? You can see the location with TWO Maps using 4114Homes.com Know before you go? Duh!
