Yesterday we had a closing, and it was one of the ones we all like to have - happy clients, happy sellers, happy buyers, happy agents - great loan officer, smooth transaction.
My clients had been looking on and off for several years, but this spring the planets aligned and it was the right time, so we found the right house. Along the way we became friends - so it's also the beginning.
Then today a florist delivered a vase of beautiful flowers - varied shapes, varied colors - but vivid and alive, just the way I like them. And there … (9 comments)

We try to do everything possible to make our closing smooth and stressless. This starts with scheduling the closing, at time of offer. We prefer to avoid the following:
last day of the monthFridaysMondaysNo matter how much advance notice there is, many lenders schedule working on the closing package based on the day of closing, rather than work from the contract date, and on the last day of the month there can be a LOT of closings to process. closings: Post Closing Debriefings - 09/01/06 09:38 AM
After each closing our team of four get together to discuss the closing. One of the things we do is to rate each participant in the closing - buyer, seller, lender, title insurance company or attorney, inspectors, insurance agent, etc. We often have some interesting discussions on which letter grade to give them, because we don't all agree, but do come to a joint decision. That rating goes into our contact management system, ACT, so that any of can see at a glance who to recommend, what to expect, what to tell our client to expect.  We also talk about anything … (3 comments)

closings: Out of state lenders - 08/15/06 12:12 PM
Often it is very difficult to deal with out of state lenders - appraisals, for example, may go through a third party source who assigns appraisers and reviews the appraisals, adding weeks to the process!  In the closing I had today, the Seattle lender had done a great job - prompt appraisal, docs to the title company well before closing.
The only hitch came up yesterday when the lender was not going to fund today, because in Seattle they don't fund the day of closing.  California, for example, typically funds three days after closing (or so they've said when we have had … (3 comments)
