fort myers commercial real estate: Tuesday is the new Monday (this week anyways) - 09/03/12 10:31 PM
For those of you who took Labor Day off, I thought I would give you a Monday type post today.  Seems strange, we name a day Labor Day and everyone takes the day off.

fort myers commercial real estate: More Exciting than Tonka Trucks! - 09/03/12 10:22 PM
When I was a boy, in what seems like centuries now, my friends and I would spend countless hours playing in the dirt with our Tonka trucks and Tonka construction toys.  We would move piles of dirt, create roads and lay the foundations for starting our buildings.  What an exciting experience to be a young developer and keep those trucks busy.
I was driving and as I was looking around, I realized I was excited about all the BIG TRUCKS around me.  Just the short list included:
22 dump trucks 7 Cement trucks 2 Flatbeds with steel I-beams A Flatbed with … (3 comments)

fort myers commercial real estate: Even Underdogs Can Make History! - 08/06/12 05:19 AM
On August 1, 2012, I heard an announcer say that it would be an uneventful night for American Olympic swimmers since Michael Phelps, Ryan Lochte and Missy Franklin had no individual events.  Sounds like a ho-hum night, maybe we should flip channels and watch Survivor.  But that night became a historical night for one American swimmer who should be an inspiration to us all!
The Australians have always dominated the Olympic 100M Freestyle.  It was no surprise that James Magnussen, the Australian, was picked as the favorite.  The swimmers lined up and shot into the water, nothing out of the ordinary … (2 comments)

fort myers commercial real estate: Commercial Retail Properties and Baby Boomers - Ignored trend? -UPDATE - 07/21/12 05:07 AM
I wrote this blog earlier in the monthabout the need to start paying attention to the largest population sector to ever retire in out history.
Commercial Retail Properties and Baby Boomers

Today, I found a long article in the Huffington Post that expands on this topic as well as giving more specific figures.  The article addressed several states but of course, I am largely interested in the mentions of my home state, Florida.  I have started a group of Commercial Real Estate and Residential Real Estate professionals as well as related industry professionals to work with the Baby Boomer relocation … (0 comments)

fort myers commercial real estate: Real Estate Newbies - Is commission split your top concern? - 07/19/12 07:02 AM
After 11 years in the Real Estate business, at age 60 I decided to re-invent myself once again and I went to school to get my Real Estate Broker License.  During one of the breaks, a pre-license student asked the instructor what type of commission splits should they ask for when looking for a Broker.  After several politically correct answers from the instructor and the broker candidates, I decided to chime in on the subject.  My answer?  Don't worry about your commission split when you are brand new.  Instead ask your potential broker,  what type of training and mentoring do you … (2 comments)

fort myers commercial real estate: Property Investment Strategy - Student Housing Part 2 - 07/04/12 06:27 AM

Recently, I mentioned Student Housing as an investment strategy since I now have three children in college and housing is always an issue.  There never seems to be enough and what is available is very often higher per square foot than complexes that do not allow students.
Warning, even thought this can be an excellent cash flow investment, it is not for the feint of heart or new investors.  My opinion for investors who want to pursue this strategy is interview property managers to find an experienced manager in this niche.  Unlike most multifamily communities that can have a lease … (4 comments)

fort myers commercial real estate: Investors, to make the deal, the Agent needs to know your deal - 06/14/12 10:11 AM
I receive many calls and emails from people wanting to get started in Property Investment.  Most of the conversations start with "I have $xx to spend, what can you get me for this?"  My answer is always, "what's your plan?"  The first thing a new Investor needs is a solid plan and a solid, knowledgeable agent.  Here is a list of questions I like to ask new Investors so we can develop our plan and execute it based on good research with realistic goals.
Are you looking for fast returns or long term, retirement investments?  How much money is available?  One … (2 comments)

fort myers commercial real estate: SW Florida - Open for Business! - 03/26/12 04:29 AM
Everyone keeps telling me everything is getting worse in Commercial Property.  I am not an eternal optimist but like to think of myself as a realist.  Yes, the Real Estate market is unstable.  Yes, the foreclosures are not over.  Yes, more Commercial Property owners are facing Bankruptcy.  I know this but I also know there are plenty of good things to concentrate on rather than just curling up in a corner and hope it will go away.
Recently, I took a drive around Fort Myers, Florida and lo and behold, there were signs that said things like "Coming Soon", "Now Open" … (3 comments)

fort myers commercial real estate: Commercial Realtors and Residential Realtors - let's get together! - 11/21/11 08:29 AM
Commercial Alliance Group...sounds a bit intimidating doesn't it, but it' actually a very positive group.   The group was formed this year at our local Board of Realtors and the Director of the MLS.  The group has Realtors in both Commercial Real Estate and Residential Real Estate as well as the Director of our MLS.
Purpose:  increase the understanding of Commercial Real Estate for Residential agents.  The group feels Residential Realtors will be more willing to work with Commercial Realtors if they understand some of the complexities of Commercial property.  I have a Residential broker I send referrals to and she … (2 comments)

fort myers commercial real estate: Krise Commercial Group, LLC Goal to be Commercial Real Estate Leaders - 10/17/11 03:52 AM
Krise Commercial Group, LLC, owned by Randy Krise, CCIM and I am the Business Director, is already planning our 2012 goals and marketing plans.  We have re-invented ourselves this past year to grow our business in spite of negative media predictions for Commercial Real Estate.  I am going to post our progress this coming year not to brag but hopefully to be an example of what can be accomplished with the right attitude, the right team and the right tools.
Here is our short list from the past year:
Established relationships with Asset Managers at several national and local Banks. Developed … (2 comments)
