On August 1, 2012, I heard an announcer say that it would be an uneventful night for American Olympic swimmers since Michael Phelps, Ryan Lochte and Missy Franklin had no individual events. Recently, I mentioned Student Housing as an investment strategy since I now have three children in college and housing is always an issue. There never seems to be enough and what is available is very often higher per square foot than complexes that do not allow students. Warning, even thought this can be an excellent cash flow investment, it is not for the feint of heart or new investors. Everyone keeps telling me everything is getting worse in Commercial Property. I am not an eternal optimist but like to think of myself as a realist. Yes, the Real Estate market is unstable. Yes, the foreclosures are not over. Yes, more Commercial Property owners are facing Bankruptcy. I know this but I also know there are plenty of good things to concentrate on rather than just curling up in a corner and hope it will go away. Commercial Alliance Group...sounds a bit intimidating doesn't it, but it' actually a very positive group. The group was formed this year at our local Board of Realtors and the Director of the MLS. The group has Realtors in both Commercial Real Estate and Residential Real Estate as well as the Director of our MLS. Purpose: increase the understanding of Commercial Real Estate for Residential agents. The group feels Residential Realtors will be more willing to work with Commercial Realtors if they understand some of the complexities of Commercial property.
