This weeks market report for Mission Viejo and surrounding areas from Mission Viejo Realtor shows that Orange County Median Prices for the resale homes were up 4.5 percent, for new homes it is up 6.7 percent and for resale condos up 6.5 percent. The sales volume is up for resale homes 21.1 percent and up 13.7 percent on condos and down 17.8 percent for new homes.

Luxury Homes Show Increased Sales Activity
DataQuick showed that 22 business days over 8 Orange County Zip codes with million-dollar or higher median selling prices are up.  These 8 areas are running 45% above a year ago.  If you compare that to the whole county the sales were up only 12.3%. 
Of course the hot spots are near the ocean.  It is the largest gain in 4 years.  If you were looking for a luxury home or condo near the beach contact us.

The sales volume is up for resale homes 21.4 percent and up 11.2 percent on condos and down 22.6 percent for new homes.

Diane Keaton's former oceanfront estate sold after it reverted to the bank in December.  The foreclosure auction brought $8.1 million for this Shaw's Cove mission style villa.  It is the highest-paid sale in the year and the 5th in price for the city in the past two years. 
The home was built in 1928 and has the cities highest historic rating "E".  It is a 5 bedroom, 5 bath, 4390 sf home on a 12,175 sf lot, with ocean views and direct beach access.

It's A Good Time To Buy But What If I Need To Sell?
I saw an article in The Wall Street Journal by Brett Arends titled Yea! Home Prices Hitting Bottom.  Now, the Bad News.  He suggested that what may be good for some buyers could have a negative effect on others.  He talked about the drop in prices wiping out or severely reducing some homeowner's equity.

KB Homes is building again in Irvine
KB Homes plans to start selling many new tracts in the Irvine area.  It is good to see.  We know we look at the statistics we see and know that we need more inventory.  Thank goodness the developers are once again helping and developing in the area.  It is just one more sign that the market is going well.

The sales volume is up for resale homes 14.7 percent and up 18.3 percent on condos and down 18.4 percent for new homes.
