Our company is getting ready to do an Open House Extravaganza April 18 and 19th.

I am trying to come up with some very unusual ideas that will set my properties apart and draw more attention.

You are the experts and I has hoped that you would share some of your ideas.  I want this to be the most successful Open Houses in the area.

Thanks for sharing any tips or ideas.

Hi Ginger,  I do a ton of open houses and have found that the serious lookers appreciate information.  Have lists of comparable houses in the area, plot them out on a map.  Direct them to additional opens being done by your office.  Good selling to you.

We are going to do some Sunset Open Houses in May.  We'll promote it heavily and put sign up in the yards a few days in advance with the times. We always make nice brochures and have booklets with the sellers disclosures, utilities, & etc.  Good Luck.

Preparing your property for sale

I work with photographers that supply a virtual tour DVD of the property for the open houses. You can order 10, 20  or more if you think you will need them. The price goes down accordingly. That way, when the buyers get home they can remember your home not the others. You get extra marketing out of it as they show their family and friends as it is a new, novel piece of marketing that not many others use. Make sure to  burn a photo of the property on the front of the DVD (no stick on lables) Have it set to music and voila, you've just set yourself apart from the competition. And of course it it has been professionally staged it will look like a magazine layout, very inviting and totally put together. No reason not to move right in and no price reductions as everything has been taken care of ahead of time.

How about a raffle for a basket of goodies? You could have them fill out their contact info. on a ballet at each house. Then you have follow up info and a draw to bring them.

I don't know if that breaks any realty rules.
