A friend of mine, Charlie,  owns a Houston based media company.  He’s a cool guy and just so you know,  I hear you whisper thinking, “So what?”, hang with me here.  Charlie is working on producing a Radio Talk Show centered around the In’s & Out’s, Back & Forth’s and Behind The Scenes residential real estate sales stuff.

Charlie invited me to do a little 8 minute radio interview segment.  The topic, “5 Things You Can Do To Sell Your House In A Soft Market, Without Reducing The Sales Price.”

Assuming the asking price is realistic in the eyes of qualified buyers, here’s what I’m going to share.

Let’s begin by not bogging down in the fact and procedures of Left Brain thinking. Let’s cozy up to our imaginative Right Brain and wrap our heads around the idea that selling in general is a marriage of promotion, emotion, seduction, attraction and satisfaction.

Selling your property specifically is like an adventure  love story about On-Line Dating and In Real Life Romance, Proposal, Engagement and Marriage.  That’s right, you’re not looking to sell your property, you’re looking  to spark romance and attract a marriage proposal.

In your marriage proposal quest, you want to attract and date as many qualified Cinderellas or Prince Charmings as possible, right.  Here’s 5 Tips To Sell Your House or Get Married.

5 Tips To Sell Your House

1.   To attract attention and inflame panting desire, you’d start by looking your very best.  Use the same approach to seduce qualified buyers.

Ever watch The Bachelorette or The Bachelor TV show?  When selling your house, you’re one of the jostling crowd-cast contestants on that TV show.  In this real life dating game, you’re competing with dozens of other sellers, new home builders too.   Take Away: You’re in a fierce competition, you need to put your best smoke’n-hot self forward.

2.  Think allure and physical attraction.  When buyers glide to your curbside, instant impressions are made.  Power wash the walks and driveway.  Lusherize your landscape.  Splash color with flowers and potted entry way plants.  At your front door, while the real estate agent fiddles with the lockbox, a buyers roving eyes judge, evaluate and compare your physical beauty to other contestants and properties previously viewed.  Paint or Mr. Clean the front door entry-way and replace worn or tarnished door knobs and knockers.  Take Away:  First Impressions Count!

3.  Want to seduce and induce proposition and proposal?  Think inner beauty, mood and romance.  Thoughtfully staging your interior beauty will enhance the perceived value of your property in the eyes of the buyer.  To avoid appearing high maintenance, self absorbed or ditzy: De-clutter, Repair and Freshen.

Want to elevate the mood?  Mind the lighting, brighter is better.   Control the temperature, cool is better.  Que the music, soft sound seduces, silence is creepy.

Want your date/buyer to imagine the pleasures and delights of moving all their personal stuff into your property?  Don’t talk, talk, talk about yourself - depersonalize and neutralize your interior showcase. Take Away: Thoughtful interior staging enhances your perceived value, sparks imagination and attracts proposition and proposal.

4.  Now that you’re hot-to-trot and poised to romance, how do you flood your social calendar with date requests [showings]?  Simple!  Fire up your computer, upload your unique personal profile and intergalactically broadcast your “hawt self” across every  On-Line Dating service network known to man and woman.

Attracting On-Line real estate buyers is just like attracting On-Line date requests. The National Association of Realtors reports over 82% of today’s homebuyers begin their home search on the internet.  It’s important to intergalactically broadcast your For Sale Property Profile Information to the sites you know, like your Multiple Listing Service, Google.com and Realtor.com as well as heavily visited sites you may not know, web sites like Roost.com, Cyberhomes.com, Oodle.com, Homefinder.com, Move.com, Frontdoor.com, Trulia.com, Facebook.com and a dozen other sites.

Once your profile is uploaded, attracting crowds of On-Line buyers or dates works the same way; evocative detailed description and deliciously attractive photos are key.  Professional quality photos attract the most interest and inquiry.  Don’t skimp here or you’ll be lonely for a long time.  Take Away:  Broadcast blast your property information On-Line, professional quality photos and compelling property description copy is critical.

5.  You have two options.  Option One:  Do it yourself in your spare time.  Option Two:   Hire a savvy, passionate, committed match-maker to guide you through the artful and scientific process of attracting crowds,  beguileing your suitors, negotiating a  marriage contract and managing the details that move the relationship from date, to romance, to engagement to marriage [closing] .  Take Away:  Hire a trusted, savvy and passionate real estate agent to guide you through the process of merchandising, marketing, contract to closing and happily ever after.
