North Hollywood - A best kept secret................

North Hollywood is an extremely eclectic city and neighborhood on many different levels.

There are some areas of North Hollywood that some people consider a little sketchy, yet at the same time there are some areas in "NoHo" that have an amazing ring of home and artistic flavor to it.

I guess the consensus is the further south you go, the more attractive the areas.  That is probably true to some extent, but there are certain pockets that are quite charming.

There is an area called "Laurel Grove", which is basically south of Victory blvd., east of Laurel Canyon, west of Lankershim blvd., and north of Oxnard Ave.  The term "Laurel Grove" is derived from the nearby elementary school - Laurel Elementary.

The best kept secret in the area has an even bigger secret:  during the next 5 to 6 years, the whole south and western section of Laurel Grove is going through a major development from a well-know commercial contracting company.  The plans are going through revisions with the city, but it will involve an all new modern commercial center and several new developments of condominiums and townhomes.

This is going to bring some real value to the already well-kept area.  So keep your radar on this area.  If you can get in now at a low price point, you should do very well from an investment standpoint.

And of course the southern part of NoHo is great.  These are the areas adjacent to Toluca Lake that are dubbed "Toluca Woods" and "Toluca Terrace".  You'll see some amazing single family homes there with very well maintained homes with large lots and mature foliage.

North Hollywood has also gone through some major metropolitan improvements in the last 5-10 years.  With the MetroRail having its new station on Lankershim and Chandler, it has brought a huge amount of activity to the area.  You'll see alot of modern commercial development that has come about there.  Some of it almost looks like a mini-Vegas.

And of course the NoHo Arts District is one of the most eclectic arts area filled with actors, writers, musicians, poets, production people, etc.  There are some new loft and artist projects that have been constructed that are really cool.
