It's been "playing" in my mind all morning. (Warning clicking here will embed it in your mind all day - as JoLo performs the DJsong). It's a song that is used to get a crowd excited and pumped up on the dance floor.  I guess it is side effect of how I spent some of my day yesterday at a wonderful bridal fair speaking with women and men who are planning their weddings.  Truly nothing beats the energy and enthusiasm that these engaged couples put into planning their big day.  Many were there who don't plan to marry until 2011 yet they were checking out locations, photographers, DJs and the rest of the vendor tables as if the wedding were right around the corner.  The truth is they know that the good locations and the good service providers book up early.  Planning is the key to getting want they want.

So many of these couples were really listening to me as I explained how they can use their wedding gifts as part of a down payment on a starter home.  There was a lot of interest because I presented my message with enthusiasm and I was prepared to give them hope that they might be able to do something they had not considered.  I "got loud" and broke through.  Some of them were not in a position right now to buy but they listened anyway and here is what I told them...

How do you know unless you ask?  Too many people believe that are not able to buy a home so they don't even bother with the first step. Some of us spend years of effort and time putting together a wonderful day for ourselves, our families, and friends when we plan our wedding.  It is a smashing success but it is only one day.  We plan for it because we have heard from other people that in order to do it right it needs advance planning.  Well the key to getting yourself in a position to buy your first house is also knowing what you need to do in order to get there.

I think we as Real Estate Professionals do a great job at promoting listings that say "Come Buy Me!!!"  We are very vocal about various programs and interest rates that will help Buyers take advantage of today's "Perfect Storm" in the market.  What we don't do as well I think is get people to think they can speak with us even if they think they are not ready.  Obviously they know how to plan for the future if they can spend two years working on a one day event.  I think we have to let them know that they can sit down with us and find out how to get there. So Let's Get Loud Baby!  Help people  realize that they can get themselves ready to buy a house sooner than they think.  Let's promote future home buyers as well as we promote the current listings and programs.  Let's Get Loud!

Great Idea.  Could also could include a friendly, positive lender with you to help answer any credit issues such as Student Loans.

What a great idea, and yes WE NEED TO GET LOUD!  It is such a phenominal time to be a buyer, especially a FIRST TIME buyer!

I never forget to take time Shelton but right now all I have is Daffodils here in NY.  They are very bright and sunny so they make me happy too.

Yes positive people make it work I actually have several lenders that I know will be helpful and recommend that as the first step for people trying to see where they stand and how to get to where they need to be Mary Lou.

It is Janna and even if now is not your time you should be planning towards the time that it will be.

HUD used to have the "Bridal Registry" where gift funds (given by friends and family members) would be allowed to go into a 'registry' at a selected bank, and the bride/groom could use these funds to buy their first home.  I wonder what happened to that program?  Sounded pretty good to me, but I heard about it some years ago, might be over now . . .

We checked into this and as long as the Bride and Groom deposit the funds into a separate savings account for the purpose it should be ok for gift funds towards downpayment  Thanks for the comment Carla.

A little time focusing on the future brings rewards with less stress Vickie.

It has worked well for me so far Debi.

Paddy, I believe you know I am with you on this one.  People focus too much on the Big DAY instead of the Big FUTURE.  I have several friends that thought they would rent for a few years....and are STILL renting; they money they've spent would have purchased them a home by now.  New graduates, too, should think ahead.  I'm glad to hear you "Got Loud" :)

Paddy - The Bridal Fair was a great place to get people thinking about their future instead of just the big day.  Yes many feel they can't own a home put with preparation this goal can be achievable even soon.  Great post.
