Stone County Missouri Real Estate Market Report for April 2009

By
Industry Observer

According to the Branson Tri-Lake MLS statistics, single family homes sales in Stone County last month was 15 homes with the highest priced one selling for $365,000 and the lowest priced one selling for $27,800.  That is fewer homes than March but a higher medium price which shows less short-sales and foreclosure sales and more owner re-sales.  Good news indeed for the Branson Tri-lakes area Real Estate Market.

There were also 6 condos that closed escrow last month in Stone County and they ranged from $79,900 to $365,000 in price.  These sales also have the same affect on the local market as the single family homes have been causing with 2 more sold last month than March but also with a much higher median price.

Note, FYI the National Association of Realtors aka NAR explanation of the new first-time homebuyer tax credit: http://budurl.com/8000taxcredit!  Market information for land, farm and mobile-home sales and more information is available by request.

Real estate is always local and we have had no problem getting financing for good buyers and a fair price for good property.  Naturally, whether you should buy or sell depends upon your particular circumstances more than any other factor.  If you would like to go over your situation and get an honest evaluation of whether you are in the right "timing" or not, I will be glad to help.
