That sounds weird, doesn't it?  Usually TV is for entertainment... or for filling our minds with crud.  But you can weed through all the junk and find something educational -- and NO, we're not talking about Sesame Street.

I'm talking about Home & Garden TV, known as the HGTV channel.  Contrary to popular belief, it's NOT just a fru-fru decorating channel for girls.  Come on, GUYS, you need to know the difference a staged home makes for your sellers, even if you never learn HOW to stage a home.

If you're a real estate NEWBIE, I suggest watching 2 hours per day of HGTV and focusing on these topics:

  • Curb appeal
  • Remodeling houses - both do-it-yourself (DIY) and professional
  • Home building inspections
  • Landscaping
  • Buying houses - shopping & comparing features
  • Selling houses - open houses, negotiating purchase contracts, dealing with sellers
  • Floor plans & design
  • Staging & interior decorating

These are all things that are CRITICAL to know about real estate sales.  Having this education really makes the difference between a "newbie" and a "pro" -- and your clients will realize whether you are knowledgable or not.

The DIY channel (paid channel) and A&E channel (free channel) also have programs on house remodeling and decorating.

Watch as many of these as you can -- you will be shocked how much you absorb.  And when you start giving your buyer clients advice about "how to tell the difference between the DIY and the pro remodeling job" -- your buyers will thank you!

HGTV and their website are great ideas for some insight into real estate sales.  More importantly, it is what many of our customers are watching and expecting.  Like CSI changed criminal trial work, I think HGTV has the potential to shift some attitudes in the real estate world.

You seem to be ahead of the curve with your e-books, very techy.  Great.

HGTV has a ton of viewers.  The Home Makeover show with Ty Pennington is good because he does it for people that have a hard luck story and it is very endearing.

Personally, I can only watch so much before it becomes overkill.  Everthing in moderation, right?

Ryan, you're right, this is what our home buyers & sellers are watching!

Monika, for a few years I watched HGTV alot and didn't realize how much I had learned -- until I started talking like a pro and amazed myself!

Consumers are watching these shows so it has made it easy to suggest staging.

Hi Regina ~ This is a really good idea.  I think the first show of theirs that really made an impression on me was Designed to Sell - it did such a good job of showing relatively easy ways to transform your house in a way that would appeal to the most buyers.  I really think it was a trailblazer at the time.  I bought a VCR to record it for prospective sellers.

I just have to say that I'm really impressed that Harry doesn't have a tv - I dream about doing that but I'm hooked. Someday I'll go cold turkey.

Regina, I have to admit I watch HGTV. I'm sure a lot of consumers also watch. Some of the shows I don't agree with, but most of them are pretty good and somewhat educational.

I watch it often, but I will also admit that sometimes they edit things for time constraints, and the editing leaves out something critical, like a safety concern. They've also done a few things wrong over the years. There used to be a web site dedicated to all the things that HGTV told you to do but that you shouldn't do, their mistakes, etc. Like anything on television where things have been edited to make them more interesting to the masses. do some due diligence before trying something on your own.

Jim, I agree they do edit too much and always have a happy ending.  Like the buyer who only views 3 houses (yeah right) then decides to make an offer on their favorite -- and it always gets accepted!  Not in the real world, eh!

Elizabeth & Michael:  It's amazing how you can learn the techniques and general styles if you watch it enough, it's almost like osmosis!

These shows are lots of fun to watch, and give some great ideas. I can sit and watch a bunch straight through on the weekend. Gee . . . I have got to get a life!

Melissa, I watch TV sometimes while working on my computer... pay enough attention to absorb the good info but tune out the commercials...
