No matter how often you tell clients these simply fixes to do before putting their home on the market, time and time again I go to open houses and walk in thinking "What is that smell" or "Wow could they clean up a little" 

Buyers don't care if it's a Rental, Foreclosure or Short Sale. Buyers want to see a well maintained home. There is too much inventory to leave room for negotiations. A little elbow grease means more $$ to all involved.

 

1. Remove odors caused by pets, smoking, baby diapers, etc....

2. Depersonalize, remember the goal it to sell! Let the buyer imagine their family in the home, not focus on your families stuff.

             

2. Neutralize paint colors, make them representative of the neighborhood (example: bold colors for historical homes, neutral tones for conservative buyers) Leave the color splashes to accessories

3. Spruce up bathrooms and kitchens with new cabinet hardware, remove all counter clutter. (remember, these rooms sell homes)

       



4. Show ample space in closets and rooms. If you have custom closets show them off. Remove all clutter even color coordinate, impress your buyer.

      

5. Don't forget about Curb appeal. In order to get buyers inside they have to like the outside. Remove dust and dirt from around front door, add new plants up walkway or maybe planted urns besides the front door.

got any good ways to get rid of smells?  And are there different recourses for different smells.  currently, I am dealing with 4 or 5 cats (too many to count).  I think I will recommend that the owner move them to her new house which she already has.  But then what about the odor?

Nice post Tanya!  It has happened to me too, but I think that sometimes we may encounter ourselves showing listings from agents that don't know any better or perhaps new on the business and just not aware of these minor but yet very important details... When I have sellers that are seem not very cooperative with this, I have them watch the TV show "Sell This House" on A&E!  It works fine!

Your photos really tell the story. Just look at the before and after pix of the same closet with the same organizer in it. Just lining up the shoes makes the closet appear more spacious and adequate. Most women I know would immediately think, "Oh, there's room for my shoe collection here!"

Thanks Margaret, & Lynn. Martin good idea but I think a handout with quick tips and informed facts is good too, or even have a Home Staging class for new RA's is helpful, we do that for or agents and they like seeing the photos and examples to really hit home

An, that's a plus that the seller has a home already. Yes, the cats should not reside at the property for sale. As you know cat dander settles in dust, cushions walls etc.. the best thing to do is have a professional cleaning service clean the entire home dusting from ceiling to floor, window seals and blinds. Clean with a natural baking soda or Vinegar base product to destroy the order not just mask it. Have the carpets cleaned (the order resides in the padding) wood floors cleaned with a orange oil base to kill odors and help them shine. If the old furniture is in the home and staging with new furniture is not in the budget, have it cleaned or slip covered will help while on the market.

Great post, Tanya.  Nice pictures to go with your tips.  I'm always shocked by how many people think it is ok to leave their personal products in the bathroom for showings/photos.  Eeeewwwww!  How is a buyer supposed to feel like this could be their home while looking at your toothbrush, razor, and shampoo?

- Thanks Cathy, so true. It's our job to help and break the news to tell sellers. I think after living in the home for so long they get used to the smell or the clutter and thinks its ok. We have to help them detach themselves and think like a buyer
