The following is a market snapshot year-to-date for waterfront homes on Canyon Lake in the Texas Hill Country.  The Canyon Lake market has not suffered as many other markets across the nation over the past couple of years but it has been impacted by the market shifts in other parts of the nation due to it's high rate of second home and investment sales.  Many of the buyers in the Canyon Lake, Texas watefront market come from some of the hardest hit markets which has caused a slow down in waterfront home sales in the local market.

While waterfront home values have not been dramatically affected, this is definitely a buyer's market which is swamped with inventory on the shores of Canyon Lake, Texas.  Waterfront buyers in the Canyon Lake market are being influenced by the media and the national real estate picture which is having an effect on the prices that are being offered on the available homes on the market.  Sellers of waterfront property need to be priced competitively if they are serious about selling and if they are not serious but rather testing the market, my advice is to not be on the market at this time.

Sold Waterfront Listings:  12

Listing Price Range:  $219,000. to $699,000.  Average List Price:  $407,860.

Sold Price Range:  $215,000. to $640,000.  Average Sold Price:  $388,667.

Sold Price Per Square Foot Range:  $119.49 to $301.56  Average Sold Price Per Square Foot:  $189.26

The List Price to Sale Price Ratio for waterfront homes on Canyon Lake is 95.78%

The Average Days On Market for Sold waterfront homes on Canyon Lake is 172 Days.

Thanks!  Wow, that is really cool!  We had a home listed a few years back which had photos of the dam being built and the riverbed where the lake is now...they were so cool.  Thanks for sharing that!
