This is a very good viewpoint about how Baby Boomers are starting to think about their shrinking retirement dollars and the costs of maintaining a large McMansion, something we can address in many areas.  A smaller home, maybe a one story?  Thanks Charlie for providing this post.

There was not going to be a working with boomers 2 except for a headline I saw in business week. The headline read Boomers Nest Egg Shrinking.

So the question is should you dump working with boomers? The anser is no. My blog gives some great strategies for working with boomers. But if the nest egg shrinking is the case now more then ever there are some things you should focus on.

1 Down sizing means smaller areas to heat and cool. This is something we fail to stress. In the general scheme of things boomers say they want to downsize so they have less to take care of. In Boomer code this can often mean things will cost less

2 Look seriously at a reverse mortgage. A boomer moving to your area selling a 200,000 home may want to buy a 200,000 home to avoid a mortgage. Work with them and have them pay 150 for that home have 50K in reserve and if the math works right get a small check every month

Look for the value and the overall cost of living in your area along and you will be providing a great service and successful in working with this demographic

Things are different in TX than in the coastal Carolinas. Most of our buyers are moving south from the NE. Finding the cost of housing, taxes, utilities, and nearly everything else less expensive than where they left few are willing to go into anything muxch less than 2800 - 3400 sq ft.  Most of the smaller (around 1700 sq ft) are purchased by locals leaving the renter catagory.

Gail when I moved to Tyler To Take the TL Position I went from 4000 to 1500 and I love it. I found that if it won't fit in this space I probably don't need it, or I can rent it when I do. Hope your Sunday is great.

John, that is interesting.  I find buyers of over 55 are really looking to downsize their maintenance.

Terry, thanks, I hope your SUnday is superb too!  yes we can do without 4 bedrooms and a hobby room.  When there is only 1 or 2 of us. :)

Charlie, this blog is a great blog for any area.  Thanks for writing it.  I may one day take you up on that drink. :)

I see folks moving to Canyon Lake, Wimberly, and the New Braunfels area from other parts of the country. They are buying both large and small homes and a few condo's. Most have moved to the area for lower taxes and cost of living. Unfortunately the Texas drought and heat takes some getting use to since they aren't use to 100 degree days. That too will pass, Right?

Carl, we do have lower cost of living than many areas, and yes the heat will EVENTUALLY go away.  About Oct 1.  :)
