  2. Mail to your farms once a month.
  3. Walk or mail comparable sales report in the your farm area.
  4. Work Expired listing or those about to expire daily, in your farm.
  5. Mail to absentee owners quarterly to buy, sell or trade their investments.
  6. Warm call around your listings and sales.
  7. Cold call one hour each day.
  8. Pass out business cards everywhere you go.
  9. Network constantly with CPA's Loan Officers,friends and family for referrals.
  10. Hold a free information seminar.
  11. Work open house's and use a guest book for future leads.
  12. Vista one for sale by owner per week.
  13. Contact probate attorney for listing on estate sales (they are in the newspaper).
  14. Be consistent with your farming efforts, the time invested will be repaid, in listing sold and buyers that wish to buy.

Farming takes planning, every month try to select a new and interest piece of communication in which to give the people in your farm. It helps if you deliver this information either in person or by mail. I also recommend farming the leads that you get from your open houses, off the Internet from your pass clients etc. Now go out and plant some seeds.

Hi Lorraine and Loretta, good advice.  In my opinion, there are few real estate activities that are more productive and underused.  I think farming is becoming a lost art except for a few succesful agents.
