Crop out sidewalks, streets and remove vehicles from the driveway.

Steer clear of the shade and get up-close or angled photos.

For exterior shots, make sure the kid's toys are put away and remove evidence of pets.

If you decide to include a virtual tour, incorporate music or commentary to stimulate interest.

I'm amazed at the lack of photos, or poor photos agents are using in their listings still yet.  Thanks for the tips.

So true.  It amazes me that the Realtors that take the bad pictures do this on each one of their listings.  It is a noticeable pattern.  A good question for sellers seeking a Realtor is "Can you show us some photos that you have taken of past listings?"  Pictures can make a huge difference in the amount of traffic a property receives, which I believe will also bring a higher priced offer.  I take my own using a Nikon D40.  Do you take your own or hire someone?  Thanks for pointing out this issue.

I too am a firm believer that pictures give the first impression even before the Buyer sets foot in the house. But I have also heard that the pictures were better than in person. But at least we got you in the door, right?
