One that GOT AWAY!! * Just curious what happened to a would-be client!!

In July, I received an e-mail from a property owner whose daughter had just graduated from UVa Med school and who was leaving the area and he wanted to keep the townhouse as an investment.  I arranged to meet with the daughter, view the unit and I gave a realistic rent estimate with the caveat that the rent needed to be reduced sooner rather than later because of the late time of the year.....After sending him my management proposal and management agreement, I got his e-mail that he had decided on another property manager.  When I realized who he went with, I knew his only criteria was their lower management fee.

The townhouse has now been vacant for over a month and having started out at a very AGGRESSIVE rental rate, it is now down to the rent I quoted in July.  Their property manager does not have a national website presence and has a canned "sales" website that she features her rental property on.  She has posted a half-hearted listing on our area Craigslist every week or so and does not have the CL presence that most area professional PMs have (I post daily on a rotation between my HERO listing HTML and postlet).

This is a REALLY good example of penny wise and pound foolish.....feel free to quote my exprience when you receive those dialing-for-dollars phone calls from prospects. If they are ONLY making their selection on the mgmt fee quoted, they are leaving DOLLARS on the table with lost rent, utility/upkeep carrying costs.

I hear ya!  I do not do property management anymore, but it is the same in getting listings.  I went on a listing appointment where all the people talked about what having a "fire" sale because they were in trouble and needed to dump their half million dollar house fast and all they asked about was how fast I could get their property positioned online.  I did not get the listing and they listed with an agent from another town, who doesn't belong to the MLS that serves our market, who has no personal website and her only online presence is a sorry profile page on a not so great company website.  They didn't even post photos of the home for three weeks after listing!  Unreal!  I don't get people sometimes!

Wallace: I have a friend like that … penny wise and pound foolish. Her rental has been vacant for 4 months now … not because she can’t rent it … but because the former tenants trashed it and it must be renovated before renting. Because she went with a lender who could save her $400 on a refinance of another property … 9 months later, 4 appraisals later, the refi is still not compete and the HELOC on the property is in lock down which is where she will get the money to renovate. I referred her to two lenders who would have completed the refi months ago … and because the focus was on saving $400 … the big picture was ignored. Amazing how silly some people can be!

Kathleen * people get a rental/sales price figure in their head and can't let go...meanwhile, they are loosing $$$ they will NEVER get back.

Jeani * I suspect you are better off without the hassle of the property owner or their listing.

I couldn't agree more! I had a similar situation happen to a Realtor friend of mine. She went in for the listing appointment and walked out confident thinking she had the listing, only to see the house go on the market a few days later with another Realtor who offered the seller to list the house at $100k more than the comparables. What happened? The house sat on the market for months, and the house eventually went for $50K under the comparables. An unfortunate outcome for the sellers, but I hope they learned a valuable lesson - the price of a home is very important due to the sensitivity of buyers.

Price = rent and knowing who is looking to move and WHEN is very important and owners who do not know of this sensitivity end up loosing $$$ in the long run!!!

Get is rented NOW * end the fixed term lease at the height of the rental season * offer current residents a renewal 3 to 4 mos out and if they don't renew for another year * start marketing for re-renting!!!! It is a CYCLE!!
