Home Systems and Appliance Maintenance

As the local Hemet - San Jacinto CA local area expert in all things residential real estate I am always on a quest to find useful information to share with the readers of my blog.

In this short article I came across a web page hosted by Home Warranty of America (HWA).  Let me start by saying that these guys are one of the biggest players in the home warranty field that separates themselves from the competition, on the surface, by offering a 13 month warranty instead of the typical 12.  Once you dive deeper into their business you realize that they are committed to educating their clients in many aspects of home ownership while striving to provide a quality service.

I wanted to bring this resource to homebuyers - particularly first time home buyers who may not be as familiar with the various systems and how to best take care of them when they buy their first home.  This one issue alone is what keeps many out of the home buying process - they are just intimidated  by everything that can go wrong.

Compounding the fears of home ownership is considering that the properties on the market today are almost all distressed properties - typically either a bank owned REO or perhaps a short sale.  In either case, the owners quit taking care of the homes as they would have, had they been trying to sell for top dollar.  So these distressed properties more often than not are going to have some sort of hidden issues.

The web page that I found and want to share that I believe should be of interest to every new homeowner in the Hemet - San Jacinto Valley and elsewhere describes each of the major systems and appliances found in a typical home and how to provide preventative maintenance on each.

Hi John -- I've seen the HW industry deny claims that should have been done, citing some weird and obscure rule, etc.  A non-OEM part that had nothing to do with anything, a furnace that hadn't been serviced recently (12 months as opposed to 18 months), etc.  I've seen the service be awful, a union plumber sitting in his truck for 2 hours eating a long lunch while the homeowner scurried home from work, you name it.  In some aspects, it can be a good deal.  My personal opinion is I'm not a huge fan of them, just like I'm not a fan of warranties for electronics.  That said, if a home's major components are all old, it's definitely worth it and even better if the buyer can get the seller to pay for it.

I agree the system definitely has it's flaws.  I know when I bought my house 12 years ago - before I was in the 'biz' I got one with my home.  We closed around Labor Day - very hot then here is So Cal.

We first turned on our heater over the Thanksgiving Holiday - with a house full of guests.  In the middle of the night our Carbon Monoxide Alarm went off - long story short is we had a new heater installed by Thanksgiving Saturday for an event that happened on Wednesday night/Thursday morning - so I was impressed.

But yes, there are many horror stories.
