Your lender can help you decide the kind of mortgage that's best for you and give you a very good idea of exactly how much house you can afford. Your mortgage can get approved before you've even found a home. You'll make buying your home a whole lot easier-for you and the REALTOR you choose to help you find it.

Seeing your lender first makes finding your home easier- with more certainty and less anxiety- because you won't be going through the whole process worrying about your mortgage approval. You'll be looking at homes you and your REALTOR know you can afford..demonstrating your seriousness as a buyer and negotiating with the seller from a position of much greater confidence. When you do find a home you wont need to apply for a mortgage, you'll already have the financing in place.

In our neck of the woods, it's hard to submit an offer and get it taken seriously without a pre-qual letter in the package.  I've never understood how you can shop for a house without knowing your budget...and financing these days is the toughest part to anticipate.

Wish I could convince ALL my buyers of this.  Sometimes, I have to let them lose out on a property before they understand the value of pre-approval.  Texas buyers can be stubborn like that sometimes!
