Frequency - be tuned in

A key word that should be on the mind of every real estate professional and part of their "every day" and "every interaction"...

No, I'm not talking about new listings, commissions, recognition - all great things - that will certainly come with focusing on this one key word - FREQUENCY.

The definition of Frequency is:

1.  the fact of occurring often or repeatedly; frequent occurrence

2.  the number of times any action, occurrence, event is repeated

How does this relate to real estate or any business for that matter?  Here are my suggestions for areas of your business that you should be frequently engaged in and touching every day to ensure you're meeting your client's needs and growing your business(Feel free to add to the list if you feel I missed something.)

Frequent blog posts

Yes, we've all heard that posting frequently will keep refreshing your site for those search engines but  often we find ourselves trying to carve out time to post and interact on our blogs and on the blogs we've subscribed to, which can be quite the juggling act when business is busy.  Certainly the most important aspect of this point is to find out what "regular" schedule you can keep to.  Some things you can do to become more regular/frequent with your blogging:

  • Start jotting down ideas for future blogs
  • Interact and read other blogs and posts on social media sites (your next idea could simply be right there in front of you.
  • Develop a team approach to your blog with inviting others to write as a guest blogger or invite members from your office/team to contribute so that the frequency of your blog posts show the search engines that you have fresh content (and yes, there are rewards for that) and it shows your client and prospects that you are engaged in your online and offline communities.

Comment...interact...engage

Frequent visits, comments and interactions with your fellow real estate professionals

Again, this is another area we can all fall short in when times are hectic but there are so many wonderful benefits to participating on colleague's blogs.  Here are a few that come to mind:

  • Building a relationship with that blogger
  • Perhaps a future referral of business
  • Knowledge obtained by reading someone else's post and comments left on that blog
  • Just like above, the search engines also love our comments and often they will be picked up.

Frequent participation on Social Media Networks

If you're actively participating on the many social networks available, you are bound to pick up on something new each day - whether it's a news story you missed, knowledge and experience gained from another colleague or interactions that involve humor (a great mood elevator) and simply relating to others within your online communities.  There's also so many great tools available on these sites to keep track of posts that are of interest to us, marketing tools that are available and working for our colleagues that we could utilize, and ways to promote our listings and services.  Do a search here on ActiveRain and discover for yourself how frequent participation on social media networks have benefitted some of your colleagues - perhaps it's something that could work for you?

Frequent Contact with clients and prospectsFrequent Contact with clients & prospects - phone calls, in person, emails, newsletters, listing updates

Your clients hired you and they do expect to hear from you - ask them from the very beginning how often they want to hear from you and how they want to hear from you.  What's important to them is one of the most important things you can find out from the get go since no two clients are the same.

Frequent refreshing of listings

Don't just simply post your listings and forget about them.  Often there are price reductions, new pictures taken if the home was listed in the winter and now it's spring or you may feel that you're not getting the traffic you hoped and the posting may need some tweaking.

Frequent Updates to your website & Frequent checks of your statistics

Many people will say they have a website but when's the last time you visited your website.  I often encourage clients to visit their website from the outside looking in and not simply on the backend.  Often you will notice something doesn't look right and needs some adjusting.  Be sure to update your listings - again with price reductions and new photos - it could make all the difference with getting that listing sold.

Marketing Plan and Strategies

Frequent tweaking of your Marketing Plan

We all eager in the beginning of the year and even the middle part of the year to establish marketing plan - when's the last time you looked at yours?  Are you accomplishing everything you set out to?   Did you start using a new tool, gave it some time and discovered that perhaps it's not the most effective?  Now's the time to figure those things out so that you are using your time and efforts wisely.

Frequency of your contact information on your marketing materials, blog, website, social media sites - you want to be found and contacted right?

Make sure your clients, colleagues and prospects can easily find out how to contact you.  Your blog, website, social media sites and marketing materials should contain this information - people don't want to have to research how to find you - give it to them freely.  Make sure your business cards and materials you're leaving at your listings also have all the information necessary for people to reach you and this includes your email and a phone number in which they can actually talk to a live person.

Frequency of Keywords - in your blog on your website - key in boosting your SEO.

KeywordsThere are so many great tools available to us to zero in on those keywords for our website and blogs.

Find out what they are and use them not only on the title page of your website but throughout the content of the page (search engines love this) and your prospects will too because you'll be providing exactly what they're looking for when they typed in those keywords in their search.

This also goes for your blog - create a title and content that speaks and delivers on what you're discussing, create relevant links and keywords that describe what you're blog post is about.

Just like a radio station operates on a certain frequency, you must also be tuned in to the list above to get the maximum benefits for your business growth and for your clients who are entrusting you with a what many consider very important aspects of their lives - their money and their home.

Do you have another area of "frequency" to share that is a great example of maximizing your efforts and getting great results?

*******************************************************************************************

If it's not evident to you by now, consumers are very knowledgeable and computer savvy and are using the Internet to not only search for homes but for real estate agents and real estate professionals who they feel are like minded and can lead them to the results they are looking for.

As we all know, there are only 24 hours in a day to get it all done...are you focusing on the right stuff to grow your business and meet your client's needs? Contact us today to get started!

Excellent post, Anne Marie.  This really all comes down to discipline also.  Takes a lot of that to keep the frequency going, keywords targeted, etc.  This is a great reminder.

Yes, it is wise to keep in touch FREQUENTLY.  I think sometimes I get busy with the current clients and forget to take time to "keep in touch" with the potential buyers out there. :)  Thanks for the good reminder

Great post, something we all should pay attention too.  I thought of frequency of everyday activities that require moderate levels of exertion keeping us relatively healthy.  This in turn will produce great results.   This is twofold: time spend finding new clients, and it keeps us from being sedentary.

Anne Marie - Frequency Frequeny Frequency !  Definitely a great keyword for sure.  You gave some excellent examples of how being frequent can lead to many benefits.  We try to stay on top of the things that you mentioned in your post.  It is challenging and we fall short here and there, but the big picture is is that it can be very rewarding !  ~ Chris

Hi Anne Marie,

Wow have you hit the nail on the head! Frequency is definitely a key word. We advertise to our market area frequently and gain over 37% market share frequently! We advertise in the HOA newsletter, do a stat report quarterly, send out calenders, donate to school activities and HOA events, feature neighborhood activities on Localism, provide an interactive website for the community and the rewards are handsome.

Hi Anne Marie.....You have covered and touched on What we as Realtors are doing all the time...some call it multi tasking, but really we're not. we're leaving a lot unfinished to just to jump to do other stuff like calling clients, blogging, going to the office, presenting offer, pre paring a listing CMA, etc etc..

Virtual Assistants should be part and parcel of our Business so we can focus on getting Belly to Belly all day long :O)

Great post and great ideas! What I did this year is I went into my sched. and blocked off time for this very thing. I have time blocked off for prospecting, contacting clients, listing maintenance, etc. I usually set these up in the morning (accept with clients that preffer to be contacted in the evening) which allows me all afternoon to get ready for showings or previews because frankly, I have only dealt with a handfull of clients who like to see homes during the day. The average buyer is looking in the early evening and this sched. leaves me open to do just that!

Loves the idea about applying this method to blogging as this is where I tend to fall short.

I was once told that to be succesful in real estate you need to be active. I think your word is more precise. After all one could be active just 4 times a year and that will not make anyone successful. So Frequent it shall be. Thanks.

Anne Marie,  have you noticed how the more frequently you do a task, the easier it gets.  Frequently we make a goal and then we fail because we don't do the tasks necessary to make the goal happen frequently enough.  Sort of like "use it or lose it."

Anne Marie, This is a very timely post.  I just recently came across a listing of a home that had snow on the ground!  With photos as important as they are it's one of my biggest pet peeves to see unflattering images on a listing or especially outdated photos.  But, I also recocgnize there are areas that I need to improve in the frequency department.  Thanks for the reminder!

Anonymous - thank you!

Jane - thank you and you are so right - it does require lots of discipline and focusing on what' important and in my opinion that's the client and delivering on what was promised.  Many can get overwhelmed by all these tasks which is why it's important to focus on what we need to, what we're good at and getting others to help us.

Sonja - Well I am so happy this post provided a great reminder to you to keep those potential buyers out there as important to you - if they're important to you - you'll become important to them.

Debbie - Well I hope this list and even some of my other posts will help you stay on track with these important tasks.

Dee - thank you and I love your outlook!  Two amazing benefits to be gained with being focused on frequency of focusing on your marketing efforts every day.

Diane - You're kind as usual!  I've got them if you need them LOL

Teral - Who has right?  That's why I always feel it's important to focus where you have great strengths and get help and support from other team members and professionals who can help you stay on track.

Lee & Carol - So true my friends - think of the amazing balance that can be achieved and believe me your clients will notice!

Vicki - Thank you and I think many of us are feeling the same way- me included but trying to put a plan in place and teaming up with others is in my plan!

Tammie - LOL - Yes, you can't ever accuse me of keeping it short and to the point - I like to share and create plans for my readers that are basically a how to.  Hope you will bookmark or return for another visit as you keep working through things.

Chris - thank you and I know you both make huge efforts to stay on top of things and have a balance with all your marketing efforts - challenging oh yes - rewarding - definitely!

Kate - Thanks so much for the great compliment and happy you enjoyed my list for success.

Dorie - I LOVE IT!  You totally get it my friend - you are frequently involved with activities that have frequent returns in so many ways - keep it up and enjoy your success.

Jerri - Well I love having you read my posts and so happy you find the advice helpful - hope to see you here frequently :)

Jason - Wow - now that's a compliment - thank you!  I do approach many of my posts as mini plans/training models for new and seasoned agents - whether it's a new way of looking at things or simply a refresher.  Many have persistence but often they may be persistent in the wrong areas/direction so frequency to me captured the approach I wanted to share. Thanks!

Tiffany - Please do - as my posts are intended as mini action plans and so happy you found it and will find it to be useful in formulating your plan.  I truly appreciate your compliment and look forward to hearing about how things are going with your plan.

Millie - Thank you so much and as I've said a few times - yes, a mini plan to get you focused.

James - thank you for stopping by to read and comment.

Arizona - You're very welcome and that's great that you're always prepared for your next blog posts.

Fred - This is so true - there's always something that needs to be done and needs our immediate attention which can lead to things going undone or late and often leaving us feeling unproductive.  VA's are a great resource for ensuring that the work gets done and allows you to the time to focus on the areas that require a license especially if you connect with one that mirrors how you do things - it can be quite invigorating - at least that's what my clients tell me!  Thanks for your wonderful support and encouragement.

Wendy - you bet it does!

Bob - So true - I'm even feeling it myself with most of my focus on my client's work but that's part of being a service organization - having a plan and sticking with it will keep you focused on getting the results you desire.

Rochelle - That's fantastic - you created a schedule that makes sense for you and your clients to ensure that things are getting done, you're productive and focused when you're clients need you most - love it!

Corinne - That is so true - you could be active in all the wrong areas - doing things that are not working and hoping this plan can help people discover where to focus their efforts to get the best results.

Tim - Thank you so much!

Carla - I missed it - will have to do a search as I always love reading what others write on topics I cover - thanks and happy you enjoyed the post.

Roland - You are exactly right - always be in front of your customer.

Kristi - Excellent - I do hope this will be a good guide for your 2010 plan and wishing you much success.

Anita - Yes, something that can often be forgotten - many think put it out there and it will take care of everything - eventually when search engines don't see new content they search less and that's not something any of us want.

Marian - Excellent point - don't they say it takes 30 days to form a habit?  Think about what can be achieved if we simply focused on some of these areas for the next 30 days and the results we could see - thanks for sharing that point.

Nishika - Oh I'm with you - I cringe at times when I see really old/outdated or unflattering shots - there are certainly better ways to show off a home.  Thank you for sharing that point!

Debbie  LOL - you are too kind my friend and I thank you for your support and so happy it could inspire.

Karen - A great lesson to keep yourself out there in front of clients and prospects always.

Patricia - thank you for stopping by to read and comment.

Janet - thank you and as I mentioned to Lenn - take a few at a time and see what works for you then stick with them and make them part of your business plan.

Colleen - Yes, I hope that this post will help many in thoseareas.

David - How nice!  I appreciate your great compliment and do hope this will help you focus on your plan - thanks for the follow - I hope to continue providing helpful tips and content and look forward to your return visits.

Sally - I agree with you- imagine what could come of it if we did many of these tasks frequently - wow!

Michael - And thank you for not only stopping by to read and comment but for sharing with me that you found it so helpful - what a nice compliment.

Damon - I think many of us, myself included, are feeling the exact same way.  It's all about finding the schedule that works for you and working at it frequently.  It differs for many of us and while I used to blog more regularly my work load has increased and I find myself creating posts like this full of ideas and advice vs. doing a daily post without much substance - that's what's working for me.  Hoping you find what will work for you and you have much success with it!

Christine - I'm with you - I often create drafts of my posts and frequently come back to tweak them before posting them for everyone - great point.

Debra - thank you for the great compliment and so happy you found it bookmark worthy - hope it will continue to be helpful for you as you create your plan for success.
