I expect to have a quick sale on a house in Powhatan Crossing!
So why do I think this house will sell quickly? When I listed the house I suggested a price that the owner should expect to get. I told her that since we are still in a buyer's market in Williamsburg that we should price it slightly above the price that we were expecting to get because most buyers are going to offer a little bit less than the list price. She trusted my professional opinion and the house is listed at $235,000.
Another reason that I believe the house in Powhatan Crossing will sell quickly is because the house iss in good shape and Powhatan Crossing is a very popular neighborhood.
This house is all on one level and is smaller than most of the other homes in Powhatan Crossing. The law of progression tells us that the smaller houses in a neighborhood bring a higher value because the values of the surrounding homes are higher. Conversely, the law of regression tells us that the larger and nicer homes in a neighborhood bring less because all of the other homes in the neighborhood tend to bring down the value.
This house is in a price range that sells quickly in Williamsburg. It is very rare to find a house priced between 200,000 and 250000 in Williamsburg so when a nice house comes on the market at a reasonable price it tends to sell pretty quickly!
