Home warranties typically benefit both the homebuyer and seller
As we discussed in our last post, home warranties can give homebuyers protection on their investment. Home warranties are especially useful when buying an older home or one that has been vacant for some time.

However, they're also beneficial to the sell side because they give the seller, and his or her agent, a reduced liability for any unforeseen problems that may occur both while a home is on the market and after it's sold. In addition, the seller can strengthen the home's desirability by including a home warranty with the sale as an incentive.

If you're building a new home, you can also purchase a home warranty that typically covers defects in materials or workmanship as well as plumbing, electrical, heating, cooling, ventilating and mechanical systems.

David, I've been offering Home Warranties as part of the Listing Agreement for my sellers.  Not only does it offer protection, but it's a great marketing tool as well.

I always get coverage for my listings and several of the companies in Texas give sellers FREE coverage during the listing - even better.  And it is pretty standard in Texas for the seller to pay the first year of the home warranty for a buyer.
